January 14 Annual Meeting.  Budget approval and Management election

Management. 

American Family is no longer ensuring condos at all. Found a new policy with State Farm. They wanted photos, requested some changes (clean up), and seem to be happy with the second set of photos.

We don't owe taxes on monthly fees, pay-or-play, or donations, but we do owe 35% taxes on bank interest, guest room fees.

Proposed budget increases guest room fee to $40. 

Got a new book-keeping firm about six weeks ago.

Budget

Second time a draft for 2026 has been presented, not a lot of changes since earlier. It will be posted on Discord.

Budget Requests:

• ACM Planning is asking for $4K: $3K for a workshop and $1K for outside facilitation (if judged necessary). Community takes a different skill set than most people learn growing up, and improving helps us get more out of being in community.
• Mediation. $500 for mediation (if judged necessary; may be a subsidy rather than full cost). 
• This year $54K to reserve; next year $60K. Potential expenses include stucco painting, c.h. furnace limping along, a/c to replace swamp cooler since it isn't really cutting it with hotter summers.

Book-keeper is working on end-of-year actuals and balance sheets.
