Preliminary Budget Discussion
Recent change in bookkeeping services, but they haven’t quite caught up yet, so current numbers are not complete
HOA Master Policy will transfer from American Family to State Farm, which has resulted in a $13000 reduction in annual
- Renee asked for clarification of HO6 versus master policy coverage; clarification given
- Renee asked if policy covers fire and flood; Ben doesn’t think it covers flood because we are not in a floodplain, but it does cover fire
Taxes will be charged at 30% for federal for any income that isn’t HOA fees (Pay or Play, Interest Income, Room Fees, etc.)
Also included in the budget are a workshop, ACM facilitation, and outside mediation (latter two from Kathy Elton)
- Renee suggested that the $750 Cohousing.org membership is underutilized and there are workshops there if awareness were larger
- Lynda echoes approval for workshops of this kind, recalls that in past there was more education and better support of meetings; participation and education “produce hard results” such as populating committees, and ultimately leading to savings
- Laraine reflects that Cohousing.org workshops and group chats have been very useful and productive to orient and educate around common values and understandings; wonders if the process of signing up can be clarified
Renee asked for update on account balances—present balances are $61000 in operating account; $181000 in reserve account, but recent transfers have not occurred, so these numbers may not be accurate
Cost for rooms is proposed to go up to $40/night following feedback from Cohousing board in March that our rooms were very nice and cost was very low
- Lynda reminds everyone that unit owners still get seven days of free stays
Kerry also points out that Common House is now under a single line item rather than separating things into supplies
Also of note is the dramatic reduction in fundraising income due to departure of key members and absence of Vicky
