Management minutes, Monday, August 26, 2024, 7:007:35. Special meeting not on regular schedule.

Special meeting not on regular schedule.  The regularly scheduled meeting for August 20 was cancelled.

Decisions: Approve contract for Roof Doctor to replace under-deck roof membranes.  Approve hiring Rachel Ward, book-keeper.

Present: Ben, Cheryl, Jorge, Kerry, Kay (notes), Robin, Chelsea 7:25-7:30.

Note:  First hour of next management meeting iswill be closed.

Action Items

Ben: Meet with contractor about Cork Shield.Shield,

possible stucco coating.

Jorge will meet with Vinnie to discuss whether anything needs to be trimmed before the gutters are installed.

Under-Deck Roof Membranes

Roof Doctor’s inspection identified several deck roof membranes that need replacement.  Bid from Roof Dr ~$16,200, if we remove the boards. Currently we have $100K in reserve (liquid, not including $80K CDs). Six units, Units 1, 5, 11, 26, _, & _.

Book-Keeper

Rachel Ward charges $55/hr. Uses QuickBooks.  Jorge learned of her through his accountant, her father. Jorge will be requesting about $300/month in next year’s budget.  Jorge will generate the reports once the information is entered.

Wall Cover

There’s a cork-based spray-on product called Cork Shield that can be put over existing surfaces.  15-year warrantee. Supposed to be durable and fire resistant.  Ben found a local company that applies it and asked them to visit tomorrow 10:30. Vinnie gave him a list of questions to ask them.
