Joe & Lila have not provided any details about their A/C and have not sought Management approval.

Reminder:  Any modifications to the exterior of a unit must be approved by Management.  This includes swamp coolers, air conditioners, heat pumps, mini-splits, solar panels, cables through the walls, and so on. 

Vicky is concerned about coolers etc. being placed where they affect neighbors, without consulting neighbors.  Everyone wants to be comfortable; at the same time, everyone wants not to be adversely impacted by what others do.  With consideration and communication, both can be achieved.

Stucco, Windows, & Gutters

It's been difficult getting vendors out and the information isn't consistent. Vinnie has met with three vendors.  There seem to be three different methods with different prices, different life expectancy, different warranties. The quotes are around $5/square foot either for crack repair & painting or for resurfacing.

If windows are to be replaced or reframed it may be best done before the stucco work is done.  Depending on how the windows were installed, it may be necessary to break out stucco. 

There are federal subsidies and grants that can be applied for when replacing windows with more efficient ones. Condo association isn't eligible. Must show that the unit owner is responsible for windows. Power company also has a program. 

Exterior door frames are supposed to either have an overhang or have flashing that stops water from running down the wall onto the door trim.  This has been code for years, but none of our units have it on the patio doors.

Good idea to come up with an approved style for replacement windows before people start wanting to replace them.  Maybe pick several styles and have a vote at ACM for people's favorite.  Possibly not specify brand/model, but details like width of frame & opening style.

Vendor suggests spots with no gutter get a powder-coated aluminum fascia, e.g., back of workshop.

Turns out lawyer is out of town.  His office said he would get back to us this week.
