Action Items
Ask Joe & Lila for details on their A/C plans.
Remind residents that any modifications to the exterior of a unit must be approved by Management.
Sign in guest room asking guests to add a note on any Venmo payment giving dates of stay, which bedroom, and who their host was (unit # or name), so that their host will be credited.
Coolers
Joe & Lila have not yet provided any details about their A/C and have not sought Management approval.
Reminder: Any modifications to the exterior of a unit must be approved by Management. This includes swamp coolers, air conditioners, heat pumps, mini-splits, solar panels, cables through the walls, and so on.
Vicky is concerned about HVAC equipment etc. being placed where it can affect neighbors, without consulting neighbors. Everyone wants to be comfortable, and at the same time, everyone wants not to be adversely impacted by what others do. With consideration and communication, both can be achieved. A question Management should ask when approving something is, Did you talk to your neighbors?
Stucco, Windows, & Gutters
Stucco. Vinnie has met with three vendors. It's been difficult getting vendors out and the information isn't consistent. There seem to be three different methods with different prices, different life expectancy, different warranties. The quotes are around $5/square foot either for crack repair & painting or for resurfacing.
Windows. If windows are to be replaced or reframed it may be best done before the stucco work is done. Depending on how the windows were installed, it may be necessary to break out stucco. Also maybe replace bad wood trim prior.
There are federal subsidies and grants that can be applied for when replacing windows with more efficient ones. Condo association isn't eligible. For eligibility must show that the unit owner is responsible for windows. Power company also has a program, Watt-Smart.
Good idea to come up with an approved style for replacement windows before people start wanting to replace them. Maybe pick several styles and have a vote at ACM for people's favorite. Possibly not specify brand/model, but details like width of frame & opening style.
Door Frames. Exterior door frames are supposed to either have an overhang or have flashing that stops water from running down the wall onto the door trim. This has been code for years, but none of our units have it on the patio doors.
Gutters. Vendor suggests spots with no gutter get a powder-coated aluminum fascia, e.g., back of workshop. One of the vendors offer a service contract where they come twice a year to clean the second-story gutters.
Vendors need someone checking on their work, not necessarily stand and watch the whole time, but periodically take a critical look.
The basket for the top of the downspout that Ben 3D printed to keep leaves for clogging it is working well. We may want to consider that for all downspouts.
Attorney & CCR Changes
Turns out lawyer is out of town. His office said he would get back to us this week. Ben has had concerns expressed to him about why is Management taking changes to a lawyer when it hasn't been discussed in the community -- If the subject comes up, reassure people it is a preliminary draft and changes must be approved by the community before they are official. There's no rush. We are running ideas by the attorney because we don't want to propose changes that turn out not to be legal.
Unit 19
Wall on east side, foundation has a lot of cracking. Engineer wants to open the drywall to look at the anchor bolts.
Realtor Marjean Daniels said someone from the realty company needs to be there anytime someone accesses the unit. The fiduciary company wants to get the unit sold a.s.a.p.; we don't want to interfere but we also don't want to be cutting open walls when someone is trying to move in. Case Manager Chris.
Listed for $439,200.
Financial
Buying a cd a month for the reserve, have about nineteen so far at varying rates. Best interest is 3 to 5 months, 4.5 to 5%. Can add more money to the cds; adding more to the higher-interest ones.
Fund-raising has reached $3,000.
Common house usage, 80 nights so far this year. Units 6, 15, & 26 have used their seven nights, plus. Guests may donate in addition to the fee their host pays; for simplicity in tracking, if the guest is paying the fee they should give it to the host to pay us.
