Trying to break away from "run to failure" method. 

Old technology for gutter attachment is spike & ferrule; new is hidden hangers.

National average for painting stucco is five to seven years.  Fills in hair-line cracks, protects against UV. Stress fractures form around doors & windows or at corners.

To replace all the gutters excluding the carport & common house will be about $35K  Allocate an additional $7,500 for fascia replacement as necessary.   Work will be spread over several years.

According to reserve analysis we are about 41% funded.  Some alterations that will free up roughly $50K will be to reduce the amounts for c.h.appliance replacement; remove replacement of the east carports; stretch replacement/remodeling in common house of flooring, bathrooms, kitchen.
