Maintenance Overview

Proactive vs. Reactive Maintenance www.associatedasset.com; hoamanagement.com. Maintenance is \trying to break away from "run to failure" method.
Old technology (that we have) for gutter attachment is spike & ferrule; current style of attachment is hidden hangers. To replace all the gutters excluding the carport & common house will be about $35K. Allocate an additional $7,500 for fascia replacement as necessary. Work will be spread over several years.
National average for painting stucco is five to seven years. Fills in hair-line cracks, protects against UV. Stress fractures typically form around doors & windows or at corners.
According to reserve analysis we are about 41% funded. Some alterations to the analysis include reducing the amounts for c.h.appliance replacement; removing replacement of the east carports; stretching replacement/remodeling of common house flooring, bathrooms, kitchen. Could free up roughly $50K to be reassigned to other needs.
Participation
Presentation by Cheryl. Our values, CCR, and other guiding documents reflect a recognition that choosing to be cohousing means choosing to work together caring for our physical community.
The increasing maintenance needs as our buildings and facilities age must be met with increasing participation. Currently a handful of people carry most of the load.
Some maintenance must be hired out to licensed contractors for reasons of liability, scope of work, complexity. The more simple maintenance we can do ourselves, the less we need to hire. Simple maintenance can lengthen the time until we need to hire someone.

Project Facilitation Committee. Identify, coordinate & prioritize work; community outreach; focus on one work party on a given day; determine work party needs (# of people, tools, time).
Pay or Play Restructuring. Our monthly requirement is lower than many communities. Prioritize what counts as community work. Potentially increase hourly rate for non-participation to actually cover what paid labor costs.
Committee Reports
Welcoming. Unit 9 hopes to close beginning of November, Hannah Cumlin & Steven Smart. Oct 29 potluck will have visitors who are starting a cohousing group in Utah County.
Management. Will be scheduling a meeting (non-ACM) for the community with our insurance broker.
