Committee Reports
Management. Any modifications to your unit exterior and some modifications to your unit interior require approval by Management. Management is in the process of creating a form to collect the information Management will require in such a case.
Maintenance. Last night had the first of three meetings to discuss some major maintenance work to be done this year and next, stucco and gutters. The second is the last Monday of July, July 29, and the third is the second Tuesday of August, August 13. Vinnie is convener for the half of Maintenance that deals with large-spend projects and contractors; Cheryl is convener for the Do It Yourself half that does tasks and projects that can be done by residents. A gutter-cleaning work party is coming up. Both stucco & gutter contractors say gutters should be repaired/replaced before stucco is worked on. Buildings that are in poor shape will be done first. Reminder: if you see problems, let people know -- text, email, submit a maintenance form (not operational at the moment). An owner is responsible for the first $25,000 of repairs to a unit, then the Association master policy kicks in. Make sure your HO6 (condo owner) policy will cover this.
Cheryl has purchased wasp spray for the community. You may have a can or you may request assistance in spraying. Spray early morning or late evening. Cheryl will be working on this in the next two weeks.
The decks that have not had their membranes replaced in the last year or two need to have the area under the boards cleaned, to protect the roof membrane.

Community Tasks
Landscaping. The west berm irrigation is working, and the wild area irrigation will be by the end of the month.
The east side irrigation is not operational while it is being changed to drip. Kellie, Vinnie, & Kay will meet Thursday at 7:00 p.m. to assess what parts are required, and Vinnie will work on installing the drip lines.
Gutters. July 21 work party. If you are attending the work party, bring your own gloves. If you prefer to work separately from the work party, you will need gloves, shop vac or leaf blower, extension cords, scoops, containers to put junk into, broom to clean up. The gutter collects asphalt crumbs from the shingles, so best throw gutter contents into the dumpster.
There are several rain barrels in the dumpster enclosure south of the west driveway that can be installed on downpipes. To use the water from them, drill a hole near the base and tap a spigot into it.
Use the unit's water spigot and a hose to check that the downspout isn't clogged. If it is, let Maintenance know.
If you have a closed back yard, coordinate with the work party so they have access.
