Game Night.  7:00 p.m. Friday July 12.

Committee Reports

Management.  Any modifications to your unit exterior and some modifications to your unit interior require approval by Management.  Management is in the process of creating a form to collect the information Management will require in such a case.

Maintenance.  Last night had the first of three meetings to discuss some major maintenance work to be done this year and next, stucco and gutters. The second is the last Monday of July, July 29, and the third is the second Tuesday of August, August 13.

Vinnie is convener for the half of Maintenance that deals with large-spend projects and contractors; Cheryl is convener for the Do It Yourself half that does tasks and projects that can be done by residents.

A gutter-cleaning work party is coming up.  Both stucco & gutter contractors say gutters should be repaired/replaced before stucco is worked on.  Buildings that are in poor shape will be done first.

Reminder:  if you see problems, let people know -- text, email, submit a maintenance form (not operational at the moment).

An owner is responsible for the first $25,000 of repairs to a unit, then the Association master policy kicks in.  Make sure your HO6 (condo owner) policy will cover this.

Wasps.  Cheryl has purchased wasp spray for the community.  You may have a can or you may request assistance in spraying.  Spray early morning or late evening. Cheryl will be working on this in the next two weeks.

Common House.  Will be cleaning up the loft above the upstairs bedroom.  Take everything down, inventory it, organize, try to determine owners of anything not to be kept.

Announcements

Classes.  Osher (a U of U program for people 50 or better) is having a free breakfast August 8 at Red Butte Garden.  Chance to learn more about the program & meet some instructors.  Membership is $40/year and lets you sign up for Osher classes and events and get a university ID for $10 (free UTA, free Red Butte entry, free entry to Rio Tinto Museum, check out books from Marriott Library).  Linda is an instructor with them.

Fire Safety. Linda is donating a fire blanket to the common house kitchen.

Prep for Anniversary Party

Community Cookbook.  If you haven't turned in your recipes for the community cookbook, please do.  Encourage everyone to submit at least one. Use the online form or give a copy to Lynda or Hannah.

Donations for Sale at 25th Anniversary.  If you are creative, please provide donations to be sold as a community fund-raiser at the 25th Anniversary Celebration on Sunday September 29, 4:00-9:00 p.m..  If you are short on funds, you can request that your supply costs be covered by the community.   There may be a silent auction.  Talk to Kerry for details.

Community Tasks

Please wear personal protection equipment! There are safety glasses on shelf in workshop, K95 masks, gloves.

Landscaping.  The west berm irrigation is working, and the wild area irrigation will be by the end of the month.

The east side irrigation is not operational while it is being changed to drip.  Kellie, Vinnie, & Kay will meet Thursday at 7:00 p.m. to assess what parts are required, and Vinnie will work on installing the drip lines. The orchard will continue to need hand-watering.

Gutters.  July 21 work party.   If you are attending the work party, bring your own gloves.  If you prefer to work separately from the work party, you will need gloves, shop vac or leaf blower, extension cords, scoops, containers to put junk into, broom to clean up. The gutter collects asphalt crumbs from the shingles, so best throw gutter contents into the dumpster.

There are several rain barrels in the dumpster enclosure south of the west driveway that can be installed on downpipes.  To use the water from them, drill a hole near the base and tap a spigot into it.

Use the unit's water spigot and a hose to check that the downspout isn't clogged.  If it is, let Maintenance know.

If you have a closed back yard, coordinate with the work party so they have access.

Unfortunately the best time to clean gutters and under decks is also the worst time:  It is easiest to clean when the debris is dry, which is when the weather is hottest.

Decks. Thirteen units have decks. Owners are responsible to clean under them so the debris doesn't hold water and/or damage the roof membrane. The decks that have not had their membranes replaced in the last year or two need to have the area under the boards cleaned, to protect the roof membrane.  Take off every sixth board, approximately 39 inches. Need a very powerful drill with probably a six-pointed bit. Inspect calk, inspect the railing, inspect the flashing.  Use the shop vac wand extension with the vac set to 'blow'.  In theory this should be done every year, especially if there are trees nearby. To decrease amount of debris that collects under the deck, use shop vac to vacuum rather than sweeping and/or cover the deck with an outdoor carpet.

DIY Tree Stump Treatment.  Last year used a hammer drill with 18" by 1/2" drill bit to make holes every couple of inches, poured in strong vinegar & epsom salts, and cover it. The wider the chuck the better the bit holds up. Stops sprouting & encourages stump to get punky.  Not a fast process but cheap.  Nice to have a team of two for drill and shop vac to suck up shavings.

Trees.  Vinnie will plan on using boom lift to trim.  Will need team to buck branches. (Had planned to do it in April but broke his foot.)

Ground Cover.  Will be planting starts of ground covers in fall around sign, etc.  Look around your units for plants that can be divided and donated.
