Maintenance Meeting Minutes : April 11, 2023

1.    Topic: Ground drains 

Drains
self contained- do not connect to city sewer system

Can jump in boxes and clear them out.  When is the last time the connecting drain pipes have been cleared out?  Kay thinks never. 

Vinnie thinks it’s too late to do anything about snow melt.

Option 1 : Buy scope for ~$900.  Use it to find blockages (roots, leaves, EQ damage, etc)

Option 2: get prof bid to do it professionally (scope and clean blockages)

Bonus: if we get a scope, we could use it to dx our own personal sewer blockages

Need to clear the water/gunk out of the boxes at the very least.

Vinnie to get blueprints – scan them.  Use them to get estimates on professional cleaning.

Alex: What should the maintenance schedule be?  Storm drains used to be drained every year.  Scoping has never been done.

Only place it’s ever plugged is by unit 7 by chicken coop.

We need wheel barrows, 5 gallon buckets, sump pump to pump water into city drain.

Start on outside drain and work toward the ducks; that’s where things drain out.


Flood:  need to dig drainage “moat”/trench ditch around perimeter of home and make sure it has a path to drain away from home..

Foundation should be exposed for at least 6” beneath stucco


Berm on west side exists to prevent water from coming from canals into property

Slack seems to be the app of choice for intra-Coho communication.  We’re going to try it and see how it works.

Work party projects 

Each member spear heads setting up group work projects. Experience on said projects not necessary, just need to coordinate work parties.

4. Building maintenance tool sets

Inventory and check condition of tool is shop. 

Do we want a community power tool set? (Locked in cabinet and sign-out procedure set up)
