Action Items

Vinnie will try getting the hose off Carol's bib with pliers and WD-40 to get it off, and if not successful cut it.

Vinnie will get Hannah & Steve #9 the form for auto-pay.

Cheryl will check if she has anything actually in writing saying Gardner would pay for the repairs.

Work to get dead branch above west parking lot down.

Follow-Ups

Book-keeping.  QuickBooks charges 1% for automatic payments, which adds up to ~$1K for a $100,000.  Vinnie says there's a way to set things up so we don't have that charge.

Reserve.  Vinnie wants the rest of Management to look over the changes in the reserve, to catch anything he's missing.

Budget.  Vinnie has got requests from most of the committees (or confirmation of a zero request).  Waiting for Landscaping;  Cheryl texted Kellie to ask if she is working on it.

The hose is still attached at Carol's unit. It seems to be corroded on.

Received #9 transfer fee and two months' fees. 

Kerry Jo has given Myste notice for December 1.  Vinnie found some websites with info on landlord and tenant law, which Cheryl will forward to K.J.

Cheryl is still having trouble getting hold of Gardner.

Haven't heard from the attorney with his responses.  Need to schedule a community meeting to educate residents about increase in deductible and its effect on individual policies.

Refer to Landscaping or Maintenance:  Put root-killer down drains. 

Think about picking a patch each year of common path to relay bricks.  Select areas of highest need and/or near the common house, since that has the most traffic and non-residents.
