approved.

Management Election
Kay and Ben will continue on Management for another year. Tonight we will be electing two
people for two-year terms plus one for a one-year term to finish up a term. (Lynda was filling in
following a resignation. The CCR says we elect a replacement for the remainder of the two-year
term.)
The legal requirement to serve on Management is that the person must be recorded as an
owner on the county records. [Utah is an equitable distribution or common law state, rather
than a community property state. Marital property in Utah isn’t automatically assumed to be
owned by both spouses. -- Notetaker]
Accepted nominations: Scott, Coleen, Cheryl. Since there are three positions, these individuals
are duly elected. We are allowing the three new members to decide who takes the one-year
term.
Budget Discussion
Management is recommending a 3% increase in fees, because (among other reasons) wej are
required to do a reserve study this year; we increase the contribution to our capital reserve by
3% annually; and inflation is running very high.
The capital reserve contribution will be $35K this year. The earthquake insurance premium is
lower due to a switch in carriers. Joe has volunteered to do the taxes again. To keep mortgage
brokers happy, we try to show income a tiny bit higher than expected expenses.
Q. Why is the workshop water budgeted for $300 when the actual was $1,100? A. Not sure;
Management will look at it. The total over the three meters is proposed to be $5K, which is a
slight increase but in line with previous years. Particular meters run higher or lower in particular
years as leaks occur and are fixed.
Call for consensus: no stand asides. The budget is approved.
Committee Reports
The realtor for Naomi’s estate may send people to café.
Parents Committee welcomes anyone who will move mulch over to the playground area. The
underlayer (weed fabric?) needs to be put back.
Common House committee would like to suggest a sliding scale fee for guest rooms. Sheets are
missing and will need to be replaced. Maybe a post QR code that tells people where their
donations will go.
Announcements
Monday before she went to the hospital, Naomi wrote a check for $500 towards a greenhouse
for the community. We need someone to head up the project, write a proposal, etc.
Meagan has been working on a project that has been approved to hopefully clean up Utah
Lake.
