Announcements

Two furnaces in c.h. will be replaced on Friday, above the laundry room and above the east hallway. Laundry won't be available that day.

Sunday January 25:  The potluck will be a farewell for Shad Stagl. Will also be putting trans care packages. James Lewis from Wasatch Community Gardens will be here at  the ACM, 3:00.

Community Member Spotlight:  Lila Sweeney

Lila Sweeney lives in unit 8. Born in Germany, emigrated to the States when she was 5.  Son Kenyon lives in Park City. Other son passed away.  She worked at the library for 18 years. Three passions: people, pets, & plants.  Can't pass a dog without saying hi. Likes mimosa trees. 

Budget

3.62% increase starting in February.

Income

Expected fund-raising is reduced. Last year a large amount was the national choosing organization staying here.

Tax person told us we owe 35% taxes (federal & state) on fund-raising, room fees, and donations. Monthly fees aren't taxed; other fees are.

Increase to $40 for guest room fee. Use of c.h. for events doesn't have a set fee but usually a donation is given.

Interest rates are down this year. 

Expenses, Nondiscretionary

1% charge by QuickBooks

Zoom's free usage allows only 40-minute meetings.  Renews in March or April if someone wants to investigate other options.

Ace increased fees 5% beginning October 2025.

American Family quit insuring HOAs entirely. Other companies also no longer doing HOAs or condos. Some rejected choosing. Found a new policy through State Farm.

New 'Ombudsman' site created by the state, registration costs $90. Dept of Commerce charges $18 to update (January change in Management) and renew ($18 in October).

Accounting service includes tax prep, bookkeeping, accounts payable & receivable.  The bookkeeper is expected to produce monthly, quarterly, and annual reports. Unfortunately had to replace the bookkeeper mid-year, and Management lost its Treasurer twice. Expect to have statements by the end of the month.

Salt Lake Lawn Service charges $95/mo Nov-Mar just to be on call for snow removal. 

Not actively working on CCR changes; Ben is keeping a list of desired changes.  Last firm we worked with only allowed four months from start to finish, which is difficult for us.

Water is higher, to represent actual usage. Scott will check the meter for Hans's field. Scott will also look into metering each bed in the east garden. 

Committee Budgets

The Farmette has requested $778.

Mediation is a contingency if needed, as a subsidy, where the parties to the mediation pay part.

ACM Planning requested $2,400 for a community workshop and outside facilitation of an ACM once a quarter.

Call for consensus:  Passed.  Scott stands aside.

Management Election

Ben & Kerry's terms are up, and Jorge has moved. Three positions are open. Cheryl & Michael are continuing.

Nominations: Ben, Kerry T, K.J., Sarah, Kay. Not accepting: Scott, Alex, Laura, Coleman

Could use a parent's perspective on Management.
