Deck cleaning
Stucco:
Unit 22/24/26 (bldg J per the site map) stucco repair is underway (TJ Construction). At the "control joints" (ie lines of different squares of stuffo) on the wall caused some flexxing when the wall was touched. Some confusion where TJ construction originally just put another layer on top of the faulty stucco, they agreed to scrape everything off, start with a cement layer and be done properly. TJ said whenever they went cut down to the OSP panels they did not find any rot (!!). There was, however, some added cost (likely in the 100- 1,000 range) because TJ did not anticipate the cement board layer, and they will have to do more "chipping" down to the base layer than anticipated.
Next steps? Ask TJ what the priorities for the next building is
Dryer:
The white (oldest dryer) in the CH is dead. Kellie is offering her dryer, which is old but functional.
Action items: Kellie and Cheryl will measure Kellie's dryer and make sure it's compatible
Kellie will put something out on discord to get help moving and installing it
Kellie will get with Thomas D and find a time to clean the dryer vents (may do in tandem with "new" dryer installation)
-Kellie: will reach out to Kerry and Starla about linseed oiling. Will also reach to Thomas Bosteel as well. Michael can help one column at a time as time permits
Kellie will find her linseed oil instructions and post it on the linseed oil thread
Carport lights:
Joe bought some carport lights, Joe installed them on the west side but doesn't want to do the east side bulbs. Cheryl has the carport bulbs, will bring it to the workshop and label them.

Roof doctor inspection:

Cheryl will reach out to Chris with Roof Doctor to get caulking around swamp coolers and around decks
-Cheryl: will reach out to Chris from Roof Doctor to walk through community and evaluate the extent of how bad the fascia is and give recommendations. Will also ask Roof Doctor if they will paint as well.
Some concerns raised by one resident about the quality of Roof Doctor's work, including caulking around a swamp cooler and possible premature deterioration of shingles. Have had this evaluated and feel the work is quality. Residents are welcome to join maintenance and work through the process of vendor selection if they have a problem, but the committee is not convinced the work is subpar.
Tim with Top Dog said the fascia needs to be repainted every five years. Some portions have wood rot and need to be replaced with bent aluminum, others can just be repainted. Roof doctor will do an evaluation of the property (re fascia and caulking around roofs and decks, what we can diy vs what we can hire out)on June 4th at 9am and decide repair vs replace. After the evaluation and estimate we will know how much of the fascia we can repair/replace this year. We will ask Chris if they can do painting as well, since it would be easier to have a painter be part of their crew while they're repairing fascia, than having to have a painter come out separately and have to keep track of which individual pieces of fascia need to be repainted.
Unit 19 drainage
cherly is trying to get companies to call her back. Once she schedules a walkthrough, will pass off project to Laraine.
Maintenance Documentation
Cheryl went to a presentation re:insurance/legislation/liability regarding maintenance for HOA's. Recent legislation has increased the requirement for documentation that anyone (for example, a realtor for a prospective residence) can ask for at anytime. Cheryl will give an educational presentation at a future ACM.
Deck cleaning?

13 decks
team of 2-3 can take 3 hours of time. The hotter it is, the more miserable but it means you have to remove fewer boards and it takes less time. The few decks (possibly just Emily and Michael's and SCott and Marina's) with plastic decking (trex) are tricky to remove, may need to learn the technique.
Action Item: Kellie will compile a team to do one deck and return and report. A training deck one might say.

Drainage
Need to schedule a drain cleaning party in the late summer/early fall when the water table is low. Some discussion of how often we need to clean the drains and problems to look out for. Should we schedule an evaluation of drains with an expert to make sure everything is in good working order. Can also ask for advice from landscaping companies that come to evaluate drainage.
