Maintenance Minutes : September 12, 2024

Gutter install:  Sending people out next week for units 3 and 4 + back decks of s facing gutters.  Date TBD - we've requested not Friday.  DAtes will be sent to community as soon as we know.

Scheduled for first week of October.

Michael, Jorge, Vinnie, Emily and I are on #TeamDeck.  We will coordinate a time to start this weekend.

Deck doors - Cheryl is reaching out to door install companies to get bids, scope the work. Question: will we have to have new doors if frame is replaced?  Cheryl will ask door framing.

Brooks : new handyman?  STill being vetted.

Anchor bolt testing on Carol's unit:  Need to remove a 1'x 2' section of the drywall on the wall where the foundation cracking exists.  We need to decide where the testing needs to be done and remove drywal + remove base board on the east walk.  Vinnies says we can open the drywall ourselves.  Ben, Vinnie, and Jorge can team up on this; Jorge and Vinnie have tools for  

Ben will get name of handyman who did Laura's and Jorge/Robin's drywall repair for a bid to cut drywall then replace/patch removed drywall.

Cleaning dryer vent - units who use dryers will clean dryers will take this on (Michael, Emily, Cheryl, and others?)

Walkway repair should be added to reserves.  Ben will check how much is allocated in reserves.

We need to reforecast the budget.

$7.50 per sq foot for concrete - way more expensive.  CAn we have metal "containers" 

We can save money by doing drywall ourselves.   In order to do so we 

People's personal stuff needs to stop being stored in Workshop.  Robin says that the welcoming manual says that things can be stored in workshop if it's marked.   Maintenance will submit proposal about use of workshop; in order keep HOA fees lower we can do a lot of work ourselves,   Ben: Treat it the same way we're treating community fridge/freezer.   "Change in practice".  We need communication (calendar) stating who's using the workshop so various DIY projects are not conflicting with each other.   Need a project to better utilize space and be able to safely store tools.

Clear out back corner of workshop, put cage anchored to ground, one in workshop (scope), garage (chainsaw, sawzall, expensive equipment)
