Maintenance Minutes : September 12, 2024

  • Vinnie to notify community once Superior confirms date to do units 3/4 + south facing deck gutters

  • Cheryl to get referrals, insurance info, etc from Brooks
  • Vinnie and Jorge to remove drywall from Unit 19 to prepare for anchor bolt testing
  • Cheryl to follow up with vendor to confirm estimate for walkway leveling
  • Cheryl to request ACM topic for workshop/garage usage

Gutter install:installation status: Sending Superior is sending people out nextthe week of 9/16 for units 3 and 4 + back decks of s south-facing gutters.  Date TBDTBD; -Vinnie we'veasked requestedSuperior notto Friday.schedule any other day but Friday per the request of Amy and Chelsea.  DAtesDates will be sent to community as soon as we know.

ScheduledDeck forroof membrane replacement (Units 1, 5, 11, 15, 23, 25):  Roof Doctor is planning to come out the first week of October.  Chris said they can likely complete all 6 decks in 2-3 days max.

  • Prerequisite:  We need to dismantle decks so existing roof membrane is fully exposed.
  • So far, Michael, Jorge, Vinnie, EmilyEmily, and ICheryI are on #TeamDeck.#TeamDeck - we definitely welcome additional help!  We will coordinate a time to start thisthe weekend.

    week of 9/16.  Probably start with units 23 and 25 because they are the most easily accessible.  Good starting point to figure out what we're doing.

Deck doorsdoors: -Doors frames leading to deck on Units 1 and 15 are faulty and causing water damage to units below.   Cheryl is reaching out to door install companies to get bids, scope the work. Question: will we have to have new doors if frame is replaced?replaced or can existing doors be used?  Cheryl will ask door framing.companies.

New handyman contact(?):  Brooks :Holmes newis handyman?a handyman who was recently advertising on Next Door app looking for business.  STillCheryl and Vinnie talked to him a couple of weeks ago.  No major projects in mind for him; just vetting handypeople who can help with stuff around WaCoHo.  Still being vetted.vetted - Cheryl to reach out and ask him for list of references, insurance, etc.

Potential job for Brooks (?):  Drywall repair in Common House above fireplace.  Brooks provided a bid for $465, $954Jorge's fromcontact Hector Hernandez (fully vetted; known to be good with drywall repair) bid this at $954.

Anchor bolt testing on Carol'sUnit unit:19:  Need to remove a 1'x 2' section of the drywall on the wall where the foundation cracking exists.  We need to decide where the testing needs to be done and remove drywaldrywall + remove base board on the east walk.wall.  VinniesVinnie says we can open the drywall ourselves.  Ben, Vinnie, and Jorge can team up on this; Jorge and Vinnie have the right tools forto get this done.

BenOnce willanchor getbolt nametesting ofis complete, we'll contact a handyman who didspecialized Laura's and Jorge/Robin'sin drywall repairrepair/patching to patch the wall.

Fall/winter activity: Common House dryer duct cleaning:  Makes sense for a bid to cut drywall then replace/patch removed drywall.

Cleaning dryer vent - unitsmembers who use dryers willto clean dryersdryer ducts.  Cheryl, Michael, and Emily will takemake thisa onplan (Michael,of Emily, Cheryl, and others?)attack.

Walkway repairleveling should be added to reserves.  Recent swag estimate came in at $30,000.  Cheryl to reach out to vendor to a) get better estimate based on measurements; not just eyeballing and b) see if we can break this project up over a few years.   Ben will check how much is currently allocated in reserves.

can we do concrete?  Answer: yes but it will be much more expensive.  Vinnie approximates $7.50 per 50/sq foot for concrete - way more expensive.concrete.   CAnWhen we havelevel the pavers leading to Common House, ask for metal "containers" to prevent the pavers from shifting.

People'and garage and agree of a change of practice on how it's personalutilized. stuff Maintenance and landscaping teams are much more active now than they have been in recent years.  Storage and organization of community tools and workspace needs to stopbe beingprioritized storedto allow these teams to be efficient.  This will benefit the community in Workshop.  Robin says that the welcoming manual says that things can be stored in workshop if it's marked.   Maintenanceit will submitallow proposalthese aboutteams usedo do more jobs ourselves instead of workshop;hiring ineverything order keep HOA fees lower we can do a lot of work ourselves,out.  Ben:Unit Treatowners itshould the same way we're treating community fridge/freezer.   "Change in practice".  We need communication (calendar) stating who's using the workshop so various DIY projects are not conflicting with each other.   Need a project to better utilize space andalso be able to safelydo storetheir tools.own personal DIY projects in these spaces, so we just need to figure out how to communicate amongst each other.
