Landscaping Work

 BEFORE LATE SPRING

Extend tubing line from wild area and install emitter rings on tree north of triplex and on new tree and bushes by east parking lot lamp post.

Trim dead wood from yellow roses, north end of west berm. Lay drip lines through rose bushes and connect to west berm system.  Area is 55 ft x 30 ft = 825 ft2.

Iron sulfate foliar spray on wisteria and strawberries.

Install emitter ring around new pinon by west sign.  DONE

 SAFETY ISSUES

Paint metal edging along path in front of Susan’s unit a bright color to make it visible.

Path crossings - To reduce damage to tubing and to people. Purchase two ten-foot pieces of 4" diameter PVC pipe.  Drill holes at intervals along pipe to allow water to drain instead of freezing. Put 45 degree elbows and about 4" of pipe at each end of pipe.  Push wood chips aside, and dig two eleven-foot long and eight-inch deep trenches across the wild area path, from the yard hydrant to the spiral, and halfway along the path where the line crosses. Lay tubing in trenches, drill holes downward and elbows pointing up to surface of ground.  Fill trenches and push wood chips back.  Thread drip tubing below ground from one side of path to the other.

Dig under metal edging on central path to cut tree roots that have heaved it up, especially on south side of east end by tree.  Thoroughly dampen ground, then pound metal edging lower so it isn’t a trip hazard.

 SMALL JOBS

Put sand around pipes in hole from sprinkler repair by south edge of c.h. lawn, then fill with topsoil.  Reseed grass.

Wearing gloves, pull donkey spurge out of mail room garden.

Sprinkler south end of north carport has no tree and can be capped, or a new tree planted.

North arc station A7, branches block sprinkler spray.

West berm, leaky clean-out Station 5, ~5 feet NE of valve box.

Re-aim sprinkler at east end of Cheyenne driveway to not spray drive.

Switch bush by spiral from llama woods drip to wild area drip.

Sand, oil, and re-brand community name on wooden tool handles. (Kay has brand.)

 HARDSCAPE

Dig out grass beside north end of c.h. walk and install cut triangular cement blocks to make edge of walk even.  (Triangle blocks are on common house porch.)

Put cement blocks, dug in level with grass, under downspout splash blocks where they drain onto the lawn, so they don’t have to be moved for mowing.  About four square-foot blocks under each.

Lay path from play structure corner of c.h. to back porch, either cement blocks or wood chips.

Install “street” signs on each entrance: Wasatch Commons, 1405 S Cheyenne St or 1411 S Utah St, Private Drive.  (Kay has signs.  Need poles.)

Paint community name on driveway entrances. (Kay has stencil and paint.)

 Paint street number on curbs.

 ORGANIZATION

Post instructions on programming sprinkler control boxes on wall by boxes.

Paint/tape lines on garage floor to mark ‘angle parking’ for mowers and wheelbarrows.

Mark floor by control box to not put anything there.  Red grid using poster board stencil?

Rearrange file cabinets in inner office to improve access to sprinkler control boxes and to third file cabinet.  Turn cabinets so back is against wall of mail room?

 BIG OR LONG-TERM PROJECTS

Adjust back lawn sprinkler direction to reduce spray onto concrete.  Re-aim back lawn sprinkler so it doesn’t hit the guest room window (If window is open, will dowse bookcase).  Run pvc and funny pipe into corners of c.h. back porch, and install sprinklers to spray 1/4 arc out, instead of watering from side and wetting concrete. (Hire someone if necessary.)

Remove elms from swale west of common house.

Replace wild area 1/2" tubing with 3/4" tubing.  Change drip on wild area shrubs to circles of emitter tubing.

Change carport orchard to drip. Cut 6' lengths of emitter tubing.  Join into circle with a tee.  Dig down to PVC at each sprinkler head.  Remove sprinkler head and install converter to drip tubing. Add elbow to turn line horizontal, and run tubing underground near to tree before surfacing (enclose line in PVC?).  Connect circles to line.

Change east berm to drip.  Put drip rings around all trees and bushes.  About 29 trees and bushes on east berm.

Change bushes/trees on west berm to emitter rings rather than drip.

Extend the top of the spiral by dumping subsoil off the north side.

Apply linseed oil to dumpster enclosures, porch posts and beams, garden bib posts, clothesline posts, play structures, bench in wild area.

Paint north curb of east driveway red, to designate No Parking.

 BIG ORGANIZATION PROJECTS

Inventory all WCCA equipment including garden tools.  Brand name, model, serial #, description including identifying markings, provenance.

Do a map. Mark waste water drains, valve boxes and stop-and-waste valves.  Draw a box around area for each sprinkler station, noting its control box and valve box.

 Get all blueprints scanned.

Combine various people’s system notes in a single document – Kay’s, Kellie’s etc..

Sprinkler Repair Tasks – Wasatch Commons

Repair broken pvc pipe near common house electrical boxes.

Replace broken head by central path just south of Laraine’s (#14).

Sprinkler by parking strip on east driveway has something wrong with it (Mike?).

Move sprinkler head that is behind hay bales several feet north onto our land.  May mean laying new pipe on our land. Can abandon the underground pipe that crosses onto Hans’s/Shad’s field.

Move sprinkler head that is behind tree by Lynda’s (#16).  Plants behind tree will still need water. Lawn in front of tree needs water. Therefore may need to add another head.

Add 1/4 arc sprinkler heads in corners of common house back patio, instead of 3/4 arc on tips of projections, so we aren’t watering as much concrete.

Straighten up sprinkler head in island by handicap parking, west lot.

Add drains that open when water isn't flowing to all irrigation lines so they don't need to be blown out in the fall.
