Maintenance Minutes : March 28, 2023
Attending: Vinnie, Cheryl, Kerry, Kellie, Scott, Coleen, Kay, Jorge
1. Update on Roof Doctor / current roofing issues
- Ask Laraine if she remembers having her rear wall ripped out when she lived in Unit #2 (2011 ish?). Was there just water damage repair to unit? Or did we replace the roof membrane. Kay thinks it was not Roof Doctor who did this work; it might have been Ron Case.
- Kay has light fixture that is leaking water as well.
- Special assessment in 2014-ish that was for roof decks. Can we find email or something that addresses which decks were repaired.
- Scott thinks the roofs replaced in 2014 should still be under warranty
- Linda R – does quickbooks show who we paid? Or check images?
- Which decks were done?
- Add the ones we just did w/ that date to maintenance tracker
- Others that have not been done should be replaced?

Get records of roof membrane work from the last 10 years. See what is under warranty.

Call Roof Doctor and have them handle railing issue for units 1 and 2. Assuming no significant additional costhave them fix Kay and Mary’s place and Beth/Coleen’s place as well.

2. Update on CH dryer - parts ordered, should be here by end of week
- Put sign on dryer. Vinnie will notify community when dryer repair will happen. He’ll provide a 4 hour window. Might need a second set of hands. He’ll let us know.
3. CH Dishwasher - get Hobarts tech into clean?
- Soap is being sucked out of dispenser but not as much flow as Vinnie is used to.
- Lots of scale and buildup on the heater. 1999/2000 model. Hobart has a local location. Have them come out and do the professional cleaning. Vinnie will call and get estimate on how much this type of service would cost. Will report back next maintenance meeting.
4. Immediate priority: Clean out drains to minimize flood risk
- Drain on west side of CH has trees growing out of it – need to be removed.
- Equipment needed to complete this:
- Ladders
- Wheelbarrow
- Lots of buckets
- Diesel shop vac
- Vinnie to take ownership of setting it up
- Vinnie to call Desert Dwellers ... who installed the drains.
- Where do we put the “gunk” we extract from the drains….that is a big outstanding question.
5. Update on Common House furnace - potential alternate plan: electric heaters
- If we’re going to run 220 for wall heaters, put 220 in laundry room so we can get electric dryers as well.
- Need to get a bid so we know what we’re looking at, expense-wise for the electricity.
- Talk to Natalia; maybe her company can do one of the 3 bids.
- Need fans for airflow if no furnace
6. Discuss payment of service people we bring on site.
In summary, anyone (maintenance team or no) who brings someone to Wasatch Commons to perform a service or repair needs to ensure that they are paid.
- Vendors who do not charge an additional fee for CC payments can be paid with Wasatch Commons business card.
- If vendor charges CC fee, we will issue check.
- Expense forms must be filled out and submitted with receipt.
7. Review maintenance tracker
We need to start organizing teams and strategies to knock out some of the maintenance that needs to be done around WaCoHo. All members of Wasatch Commons will be encouraged to help out in whatever capacity you can
- For those that can't assist with physical labor, any type of moral support (food, drink, random high fives) is most welcome. This is a team effort!
