Maintenance Minutes : February 13, 2024

2 bids for Common House roof and chimney so far.  One from Ron Case; one from Roof Doctor

Jorge to get bid for drywall repair in CH and Unit 2,  Unit 2 had two leaking issues; one in the middle of unit by the crossbeam, one around the sliding glass door on back of unit.

Jorge to get bid from Roof Doctor on popping shingles on Unit 7

Jorge to get bid from Roof Doctor on roof surrounding swamp cooler.  Need to check for mold.

Maintenance efforts for the next few months:

  • Clean drains: May
  • Gutter cleaning: May
  • Linseed (CH and other common structures): Summer
  • Dumpsters linseed oil
  • Hang the swing
  • fix the east dumpster (this is a one off project; not a work party)
  • Window caulk on CH- several work parties (3?) to attack this.  Training will be needed.  Acetone can be used instead of caulk remover.  Need better caulk. Can we use scaffolding to get to upper level?
  • Deck caulk - summer months - small work party
  • weather stripping around CH windows - it's all shot, which allows bugs in: March?
  • Massive work party to clean old weather stripping off
  • then apply new weather stripping
  • then clean screens - all independent 
  • Cleaning screens

Maintenance heavy in march.  Landscaping heavy in April.  Then
