Maintenance Minutes : February 10, 2025

NOTE 3/12/2025:  THESE NOTES WERE TAKEN AT THE 2/10 MEETING BUT NEVER SENT OUT TO THE COMMUNITY (OOPS).  BUT WE FOLLOWED UP ON ALL OF THE BELOW ITEMS AT THE 3/10 MEETING - SO CHECK THE 3/10 MEETING MINUTES FOR BETTER UNDERSTANDING

Agenda:

-follow up on units 1,2, 15, 17
-Marina and Scott have been amenable to taking on tasks outside of a work party. Are there other people we can give tasks to outside of maintenance mtg/work parties?
-Spring: what are our maintenance priorities ? Should we start clueing in the project management team?
-follow-up: rain gutter warranty

Kellie wants to schedule Roof Doctor
Eric recommendation: Need to extend the downspout so water drains way far away from the foundation.
Coleman and Eric to provide bids for recommended fixes to prevent water damage.
Need to get another 
Projects for community members to take on:
- Check/change furnace filters
- Clean external CH vents
- dumpster enclosure needs to be repaired
- clean/declog gutters and downspouts on CH
- door sweeps with brushes need to be added to front door and south 2 doors 
- steel wool in holes in the beams as wasp prevention
- window leak in CH.  Need to caulk around windows.
Alex said that the gutter in the SW corner of Common House leaks pretty bad - moisture build up noticeable on stucco.  Leak appears to be coming from curved elbow of downspout; need to check for clogs.  Maintenance team needs to investigate.  Stephen noticed some clogged downspouts during recent gutter cleaning work party.  We'll address when temps warm up a little
Can Brooks look at the window caulking on upper level of CH - is he bonded?  We need paperwork.
