Maintenance Minutes : September 12, 2023

Attendees:  Vinnie, Cheryl (for first half), Kay, Mary, Kerry, Robin

• Linseed oiling of beams around units almost complete (thanks Thomas and Gerome!).  Units still outstanding are: 11, 13, 22, 23, 24, 16.  
  • Kerry and Robin volunteered to take this on.  Huzzah :)
• Cleaning and inspection of gutters around the front of units almost complete.  Significant issues have been found in at least half of gutters inspected.  Most common issues include flashing pulling down and/or away from the fascia, poorly mounted mounting brackets exposing holes in the gutter and allowing for water to leak between gutter and fascia, and rusted out holes in the gutters themselves.  
  • Vinnie is contacting multiple companies to get bids on addressing these issues
  • Cheryl will continue leading the effort to clean gutters but inspections will not continue.
• Roof Doctor is coming in the next week or two to replace membrane on Unit 22 deck roof.
• Roof Doctor replaced gutter and wood rotted fascia on Unit 25.  Jorge and Robin did a lot of work to ensure the new fascia was primed and painted before mounting.  Thanks Jorge and Robin!
• Bonneville Asphalt & Repair will be coming in the next few weeks to seal cracks in east and west lots.  I'll send out emails when dates are confirmed.  
• Vinnie and Cheryl to clean and inspect Unit 24 and Unit 26 decks this weekend (Sept 16-17).  More will be done if time allows.  
• Next big priority is addressing stucco cracks.  Robin clarified that the stucco applied to WaCoHo structures is not intended to be painted so we need to get stucco patch that matches the color of the stucco.  Since there are 4 different shades of tan represented among the buildings, we'll need to get stucco patch that matches each shade.  Robin agreed to contact vendors to see who can do this color matching for us.  
  • Ideal time to apply stucco patch is when temps are 70-75 degrees so this will need to be done soon (September /October) before temps start to drop.
  • Stucco cracks greater than 1/4" will need to be done professionally.  We need to get bids for this.
• I left at this point and not sure what else was discussed.  I'll talk to Vinnie and send out amended minutes later.
