Action Items
Vinnie will patch the drywall in the garage where the furnace people added the intake support.
Vinnie will put together a maintenance budget request.

Vinnie would like to paint the c.h. interior this winter.
Spent somewhere between $6500 and $7K on maintenance in 2023.
Furnaces
Had the three furnaces in the c.h. and the furnace in the workshop serviced. The furnaces in the bathroom & laundry had the air intake and exhaust reversed. They judge that the furnace by the bathroom should last the winter. Added an additional support to the intake on the workshop furnace, which was sagging; Vinnie will patch the drywall.
Stucco
Alex has a spot on the half-wall of her deck where the stucco has a black mold on it. Also on back of Tobi & Coleman's unit.
The reserve has $15,208 stucco repair in 2028. Move a pro-rated amount to 2024.
Gutters
Vinnie would like to prioritize the gutters to minimize damage to fascia. One bid for the gutters (aluminum) was $37,500 gutter replacement, $12,500 fascia replacement; 2 years warranty labor, 12 year manufacturer warranty. The only 2024 expenditure in the reserve was a bit for gutters. Current gutters are galvanized steel; unclear whether the bid includes the contractor carrying the old gutter off.
Replacing all the gutters the same year makes it easier to track when it was done for warranty purposes.
It would be nice to avoid a hit on the reserve by taking part of the cost of the gutters from the operating budget, but it would require a big fee increase.
Budget Request
Include some contingent items -- we expect to spend so much on this, but if we can manage to avoid it or do it cheaper, we would like to purchase certain equipment.
