Maintenance Minutes : February 28, 2023

Attending: Vinnie, Cheryl, Kerry, Alex, Scott, Coleen, Kay, Mary, Jorge  (Kellie was out of town)

Topic 1: Review Google form created by Coleen and Alex for maintenance and repair requests

  • All agreed that the form looked great.  Ready to "go live" with it and add it to WaCoHo's googlesites page

Topic 2: New water damage issue in Unit 2, coming from #1 deck

  • One thing that can help is for everyone who has a deck to clear decks of snow - remind everyone after snowstorm.  Most importantly clear snow away from doorway - that seems to be where the leaks occur. Send email to community with each snowstorm as a reminder.
  • Roof Doctor to go to Kellie's (unit 2) and Coleen/Beth's house (unit 24); not Kay and Mary

Topic 3: Update on Common House furnace

For now the furnace is working, but we know it's on it's last legs.  No intent to replace it now.  We'll do what we can, maintenance-wise, to prolong its life and replace when we have no other option.  Since temps are warming up, we think we have some time.

Meanwhile, we need to be better about maintenance of CH furnaces and furnace in Workshop/Garage to prolong life

  • 3 furnaces in Common house; 2 use the same filter; 3rd furnace is larger and uses 2 filters
  • One furnace in Workshop/Garage: West wall of the garage side (sw corner of garage)
  • When filter is changed, we need to write our initials, month and year.  We should also make sure it is logged in Maintenance Tracker.
  • Combustion chambers and ducts need to be cleaned annually (HVAC company needs to do this)
  • WaCoHo maintenance task: Vacuum vents out in the fall (CH and workshop)
  • Maintenance Committee needs to check/replace filters
    • Schedule: Oct, Dec, Feb, April every year check filters
