Proposed schedule for gutter replacement and stucco painting:

CertaPro painters will paint and use elastomeric caulk to deal with small cracks but nothing more than ¼” inch.  Anything over ¼” needs to be patched by a different vendor; CertaPro does not provide this service.

We have a stucco painting estimate from CertaPro for Building 7, building 9, Clubhouse.  Rough estimate for those 3 buildings is $13.5K total.

What maintenance tasks need to be completed before a building can be painted?

  • Gutters mounted
  • Rotting trim around doors and/or windows replaced and painted
  • Stucco cracks > 1/4" need to be patched/repaired
  • Window caulking needs to be inspected/recaulked 

All stucco patching/repair will be done in 2024.  We'll schedule this for summer since it will be drier.

Alex: What about black mold on stucco?  How will that be treated?  Vinnie: CertaPro will power wash, apply primer coat, and then paint.  Presumably that will take care of mold

How do we prioritize gutters?  What buildings will be done first?  We need to go back to inspection pics to find out what gutters are in the worst shape.

North side of walkway maybe good candidates for gutters first.  

Schedule of stucco painting is dependent on cost of stucco patching in 2024.  We will definitely do the Common House.  We will do another unit depending on cost.

Other known maintenance/repairs we need to tackle in 2024

  • CH roof/Chimney
  • CH drywall damage
  • Unit 2 drywall damage
  • Workshop roof/water damage
  • Furnace maintenance
  • Heaving roof shingles in various units (e.g. unit 7)
  • Unit 19 - dig to see how deep footers go
  • Unit 19 - structural engineer once the unit is cleared out

 

Action items:

  • Jorge and Robin to get an add'l bid on CH roof/chimney if possible.
  • Jorge and Robin to get bids on other roof issues noted above.
  • Cheryl to get bids on drywall repair in CH and Unit 2.
