Deck 1 and 15 work summary

Issues: Two leaks into unit 2 below unit 1, leak around door of unit 17 from unit 15

Work was done on decks 1 and 15 by Roof doctor as part of the assessment (circa 2014)

"They've (Ron Case)agreed to do the following:

Come out early next week and caulk around the deck where needed, perform minor stucco repair around deck, secure railings where needed, remove planks from deck, inspect condition of under-deck membrane, and clean membrane.  

They said they don't expect any membrane damage because the membrane has no sun exposure.  But then said that leaves and biomass that gets trapped between the deck boards and the membrane can do damage because of the acidity of the biomass.  They recommend that we clean the decks at least once per year.

They are not calling this "warranty work".  They are calling it "good will work" since they have a history working here.   Everything done next week will be zero charge.

Narration of work done/issues found unit 1 deck

   -Leak into unit 2: on the east side of the deck doo.. Two holes on either side of doorway caused water to get in causing leak. It was moist in the holes on either side of the door. He says there should be a screen door there to help protect the door threshold from leaking.(see pic #

   -Not a ton of biomass found when he pulled the deck boards up. It is dry. 

   -He's going to redirect a piece of metal on the east deck wall so it doesn't cause the water to run on the wall, causing moss growth (see pic #?)

  -Also going to add caulking behind the iron railing (see before and after pics )

  -Fwiw, our dude -didnt discover too much debris under deck,  he thinks we could get away with only pulling up boards to clean every 5-6 years. 

    Once a year we could use a leaf blower and blow out debris without pulling up boards

  -He will put some separation (paper) against door to keep door from pulling up caulking in the hole. Thinks that's what caused the hole in the door frame this time

     -He used  caulk (dynaflex 230) to cap seals of the deck.

     -Removed old caulk and recaulked where cap meets the wall

      -the reason the railing is pulling away from the stucco/main structure is because they just never fit the railing on there properly to begin with

      -placed rubber spacer to  between the plate at the end of the railing and the stucco so that it fits better and doesn’t put so much stress on the bolts that are trying to hold it in

Materials used:

  -dynaflex 230 caulk, drill, hammer, pry bar, leaf blower, small "l-shaped" hand tool to remove old caulk

 -different types of screws in the boards were very difficult to remove and had to be sanded down because they were stripped. He replaced a few of the screws with screws that are easier to remove, that use a star T25 deck max drill bit, which he kindly gave me. See:

Deck at unit 15:

-No holes around doorway, mainly caulking issues. 

-Pulled the planks up and found the same amount of debris under the planks as in unit 1. Debris were leaf-blown out.

-caulking around any bolts was done, see pics.
