Unit Updates & Assessments
Unit #2 - Water Damage
- Good news: The water damage is not as severe as initially thought
- Granularity LLC (Coleman’s company) will provide a list of recommended fixes, separated into must-do repairs and suggested improvements for future water protection
- Jorge will write a check for $600 for Granularity’s assessment
- Another contractor (Tim) will also be providing a second opinion on the water damage on Wednesday, 5/21. Cheryl will ensure that Tim provides a written report regarding the water damage and an invoice for his assessment
Unit #11 – Deck Installation
- Need to transfer joists to their unit before deck installation. Cheryl will handle pickup. Kellie has volunteered to assist.
Stucco Assessment

The aforementioned contractor, Tim, will also be doing a general walkthrough and assessment of the stucco alongside an engineer on his team on Wednesday, 5/21

Michael asked whether we should focus on specific areas or units.

Carports were initially suggested. A beam in the west lot appears to have been struck by a large truck.

While carport damage is notable, we agreed to prioritize unit-related issues.

Kellie asked if we could mitigate anything in the meantime with regard to the stucco

Consensus: Let Tim provide his list of priorities based on his expertise

Ben shared info on a cork-based stucco repair alternative.

The vendor of the stucco alternative offered a tour of a structure that installed this alternative. A church in the west valley has installed this material to deter woodpeckers.

Michael recommended viewing a larger-scale implementation (e.g., condos or apartments) for an application that is more relevant to WaCoHo.
Project Bids Needed

Parking Lot: Cracks must be addressed every two years; vendor bids needed.

Furnaces: Covered by reserves.

Air Conditioning for the Common House:

AC was not explicitly planned, but cooling is necessary.

The current swamp cooler does not effectively cool the common house.

Jorge will collect quotes for AC and/or a heat pump.
Team Assignments

Cheryl has identified problematic gutters and will share photos when available.
Walkway Repairs

Cheryl emphasized the need to prioritize walkway sections with the most raised brick and metal edging, especially in areas that present the greatest fall/tripping risk.

The common house path should also be prioritized.

Ben noted that walkway repairs can be covered by reserves.

Discussion:

Some support shaving the metal edges, others favor relaying bricks to avoid repeated metal shaving projects. Some also noted that consistently shaving the metal would eventually remove the edging entirely, and cause more issues to the bricks.

Consensus: Relaying bricks and metal edging is the better option.

Cheryl proposed a simple “find 3 vendors” approach.

Kellie wants to identify smaller areas we can DIY based on contractor feedback.

Two contractors were suggested:

John: Reportedly promised no weeds under warranty. Need more information to understand what his warranty would cover

Brooks: Has done good work in the past, and would be relatively affordable

Michael will create a heat map of raised pavers to identify priority areas.
Upcoming Work Parties

Gutter Cleaning Party: Scheduled for the weekend of June 14–15.

Superior suggested simply knocking downspouts back and forth

Kellie will request ACM time to present the plan and recruit more volunteers.

Need more leaf blowers—ideally Ego-compatible, since we have many Ego batteries.

Downspout cleaning options discussed:

Mike and Jorge cleared clogged downspouts at the common house. Some clogged downspouts needed to be addressed before the gutter cleaning party

Drain Cleaning Party: Tentatively planned for late September
Drainage & Water Management

Focus: Move water further away from building foundations.

Ben knows someone who can provide a quote for gutter extensions. Cheryl, Ben, and the expert will conduct a walk-around to discuss solutions.
