Drain Update

Really the only drains we couldn’t thoroughly clean/inspect are the north swale and the drain next to Unit 8 (outside Joe and Lila’s unit).  It’s very deep and we could not get the water out of it – ground water too high.  We’ll try again in late summer/early fall when things dry up.

We got the sewer drain camera which has a 300 foot lead.  Now that we have that, we can inspect the connections between each drain and map out the overall drainage system.  We need a birds eye map of the community  so we can annotate it/mark the placement of each drain and the connections.

  • Lila said she and Kay are going to scan blueprints but this might not be done til end of summer.
  • Drains in the wild area have tree roots growing out of them.
  • Drain from the chicken coop to north swale looks clogged.
  • Any clogs would have to be removed by professionals.  Average pricing (commercial) could be up to $4500

Workshop/Garage Cleaning Overview

  • Vinnie and Alex did round 1 of cleaning/sorting last Sunday
  • Found some tools that are in decent shape; we won’t need to buy as many tools as originally thought
  • We may need extension cords.  Reel for 100 foot cord w/ 4 outlets would be ideal.
  • Safety will be key in cleaning up the garage.
  • Vinnie will set up work parties – probably need at several more parties to clean it up, starting this weekend
  • Expired chemicals go to landfill (hazardous materials); rusted metals will go to metal recycling
  • Ask Mary to look at varied light bulbs in Workshop – she might know where they can be used.

Next Major Maintenance Priorities/Work Parties

Gutters (cleaning/inspection/repair)

  • Many downspouts need to be repaired
  • Flashing issues are causing rain to leak between roof edge and gutter on several units.  This needs to be addressed.
  • We have 12 buildings in total; maybe do inspections/repairs in evenings in 1-2 hour increments; not one big weekend event.
  • Mary: South face of garage (back) does not have gutters – this needs to be fixed

Dumpster enclosures

  • Only 2 boards in garage – we need to get more; several boards need replacement.
  • Vinnie: Would anyone be amenable to chain link?  Kay says probably not

Lower level trim caulking and painting

  • Lower level trim with direct exposure will need to be replaced, not just painted
  • Planned frequency: 3 years; expect to paint within 5 years

Soffit and Fascia Painting Warranty Update – Unforgettable Coatings

  • Cheryl and Vinnie to go to Unforgettable Coatings next week one last time to see if they intend to honor warranty since paint job started to deteriorate shortly after completion
  • Scott sent all correspondence to Management of his previous attempts to get them to honor warranty
  • Vinnie to reach out to Linda to get records of payment
  • Kay to look for binder that has copies of receipts, record of warranty
  • Cheryl to find email of when she found the receipt for Unforgettable Coatings stating the warranty timeframe

Swamp Cooler: Common House and Workshop

  • Sabin has been opening up swamp coolers for a lot of us (thanks Sabin!) but due to the height of the roofs of the workshop and Common House, we think we should bring someone in to handle this.
  • Joe made a phone call during meeting and arranged to get Kent O installers to come out (His # is 801-388-8996).  Kay and Mary asked Joe to get license and insurance.

Action Item Summary

  • Vinnie: Set up work parties for workshop cleaning
  • Vinnie or Cheryl: Ask Linda for records of payment to Unforgettable Coatings
  • Kay: Get binder that has Unforgettable Coatings receipts/records of warranty
  • Joe to work with Kent O to open up the swamp cooler on CH and workshop
