Maintenance Minutes: December 9, 2024

Importance of Maintenance Committee

- Extend lifespan of WaCoHo property: furnaces, washers, dryers, building exterior, etc.
- maintenance is generally cheaper than replacement
- Prevent (eliminate?) insurance claims.
- Insurance is for accidents & expected things. Maintenance shows we're being responsible and working to minimize opportunity for accidents. Need pathways to be safe, trees to be taken care of. Insurers are not kind benefactors.
- Keep HOA fees down
- Insurance claims count against us, cause increased rates. Get enough claims and we become uninsurable.
- Safety
- Prior play structure was an insurance liability specifically brought up by our insurance agent.
- Pavers and walkway have sunk over time, revealing the metal strip that is a tripping hazard
- Extend lifespan of WaCoHo property: furnaces, washers, dryers, building exterior, etc.

- Important to document what was done & when.
- Stephen volunteered to take on updating the tracker.
- A lot of maintenance has been poorly tracked, but we're trying to do better.

(Answer: No, but we're working on it)

(Answer: Also no. And I'll try to address that soon.)
What are the known maintenance/repair issues needing to be resolved?

- Roof Doctor coming tomorrow to investigate 3 issues
- Building/structural issue in Units 1 and 15 causing water damage in Units 2 and 17
- Walkway is a tripping hazard
- We're behind on some scheduled maintenance on Tracker
- Stucco
- Little stuff around the community: Dumpster enclosure in east lot, cinderblock wall east of workshop1
