Maintenance Notes: August 9, 2024 (Roof Doctor Deck Inspection)

Roof membranes for units 20, 21, 23, and 25 were replaced by Roof Doctor in August 2022

Roof membrane replaced on Unit 22 by Roof Doctor in October 2023

Decks and roof membrane was definitely replaced on Unit 16 in 2015 by Ron Case.  We have receipts that show this.

Many people report that Unit 18's deck and roof membrane were done at the same time as Unit 16's; but I see no receipts to confirm this.

Decks on Units 1, 5, 11, 15, 24, and 26 were all done by Ron Case Roofing; date(s) unknown.  Roof Doctor was called because of known leaks from decks of Unit 1 and 15 causing water damage to the units below.  Original intent was to have him inspect all decks to prevent water damage to any additional units.

Chris at Roof Doctor didn't feel like the deck membranes done in 2022/2023 needed inspection.  He looked at the decks on Units 16 and 18 and said they look ok.  He did an inspection of all other deck membranes and could pretty easily see (and show us...without removing any deck boards) that they were compromised and allowing water in.  He recommends replacement of deck membranes of all 6 decks.

  • We can save money on labor by removing deck boards ourselves instead of having his crew do it.
  • We should hold off on having gutters attached to decks replaced until the deck membranes are replaced.

  • Chris to provide quote on replacement of 6 deck membranes and provide ASAP.

Additional notes:  On units 1 and 15, the door frame installation in doorway from deck to unit interior is also faulty and causing water damage to units below.  We need to call a door specialist to see what can be done.
