Notes on meeting with Tim and Ed (contractors), 8/14/2025

UNIT 1/2 REPAIRS

Will provide a quote for drywall/paint, railing readjustment/resealing, door jamb repair/paint, French door adjustment

Recommends running water on the deck roof for an hour or so just to make sure repairs have solved leaking 

Timing of repairs should be about 2-3 weeks after we “say go”


SECOND FLOOR CORNER WINDOW BOARDS 

Issue caused by water sitting on metal sills that are inadequately sloped to drain

Will send a quote for two options (sand+paint and replace+paint), then we can count how many of each we will need

Recommends doing this before winter to avoid further damage to walls 


SIDE DOOR FLASHING

Recommends doing the side door flashing with stucco painting project to reduce prep burden

Would cut away stucco above doors, install flashing, then refinish with stucco overtop flashing


BRICK PAVER LEVELING ALONG MAIN PATH

Recommends taking this project in large chunks split up at obvious dividing lines

Needs us to do some prioritization if doing the whole path is out of our budget (which it is)

Priorities can be set based on data collected by Robin back in June, with area in front of Laraine, Linda, KJ, and Joe/Lila’s units being first 


UNIT 19 FOUNDATION

These appear to be hammer-drilled straight bolts rather J-bolts, and some may have been installed at a slight angle ending up too close to the edge of the foundation and causing cracks that have gotten worse over time resulting in spalling

A cosmetic rather than a structural issue that can be addressed with a stucco product overtop 

Builder must have used older wood concrete forms that were a bit rougher, resulting in worse exterior finish

Bolts should be every 32”, so there are bolts in between the ones that caused spalling

If there was a structural foundation issue, there would be cracks traveling upwards from foundation into stucco walls

Can also repair porch corner but the most important thing is to get soil and gravel underneath the porch slab


PREP WORK FOR PAINTING PROJECT

Plants should be 3-4’ away from stucco surface to paint/repair

Can tie back trees and shrubs out of the way

This kind of prep issue is included in the quote for painting/repair

Vines will leave little pitch marks when removed that will be mostly resolved by painting, but not entirely

Branches should be trimmed to avoid wearing off new paint

 

NEXT STEPS

Will send quote for unit 1-2 repair, corner window sand+paint as well as repair+paint, and give a rough estimate on leveling pavers (cheaper to do more at once rather than piecemeal repairs)
