Roofing Vendors

Three bids-

   Bighorn: resistant to questions, not super communicated. 

   Fortress: Communicative, offered to let us count the $1950 inspection fee towards roofing work. However, Ben got roofing bids for a private project and they were 3x more expensive

   Vertex: Charges same for assessment, unsure if they will match Fortress’s offer to apply inspection to future roof work.

Decision: Move forward with Vertex Roofing

Maintenance budget 

   Have $8200 remaining in maintenance, with management agreeing to give the committee another $3500 out of operating due to the backlog of projects.

   Total $11,700 through January

Also need to figure out how much money we’ll need for fascia, which is information well receiving in the roofing inspection.

Have bids for sewer drain inspection and cleaning ($5400) and just storm drain inspection ($1500).

We could do both and gave $4800 till the end of the year, minus whatever of the roof work we do before 2027. Are we comfortable with this ?

We are also doing an internal (ie ourselves, not with a the help of a professional) mid cycle reserve analysis, it’s helpful to have estimates.

Decision: move forward with roofing, sewer and storm drain inspections in 2026
