Tree Work and Stumps
Vinnie has quotes from Amen and Atlas. Diamond has missed two appointments, due again on the 3rd between 8 and 10:00. He is trying to get a few more estimates. Atlas came today. They noticed that the structural beam across the front is being tilted by the pressure on the porch.
Both Amen & Atlas said the catalpa's roots probably won't pose a problem for about ten years, but the branches need to be trimmed away from the building soon.
Mary says the power company has a chemical that inhibits tree growth. There's a chemical that can be put down drains that kills tree roots in sewer lines.
There are several dead/dying trees that we can take out ourselves.
Both companies said tree on path outside Prices' and Cyd's etc. needs trimming.
Management is doing triage on problem trees. Landscaping is creating a prioritized list of tree work. They've said stumps are lower on the list, although they have marked all stumps on a map, size and other considerations.
Alex has asked about getting industrial-strength vinegar, 40% acetic acid. It's dangerous; you need a respirator and hazmat suit. Amy has used 2,4D. She described to Vinnie how to apply it to kill stumps: rough up the service and paint the 2,4D lightly on it. It soaks in. Vinnie's research on it is that it doesn't poison the soil.
Other Maintenance
Trim paint warranty. Vinnie talked to John at Unforgettable Coatings about three weeks ago. He's done the eval and said they will send someone once they have a gap in their income-generating jobs.
Play structures. Parents committee is writing a proposal to add the play structures to the capital reserve. Current monthly deposit is about $4K.
Water damage #2 & 17. Unit 2's is considerably worse than 17's. Vinnie thinks he can do something about his (17) but feels the work in #2 is beyond his abilities. He could do the demo, which would save about two hours' labor. He guesses a few hundred labor and parts, as long as there aren't surprises.
Safety and Security. Storage units have been broken into on both sides. The most recent ones sawed through deadbolts. Mount cameras conspicuously? Institute night patrols?
Sprinklers. Vinnie got a bid from Joel's Sprinkler. Jorge contacted someone Scott recommended. Google Fiber's contractor damaged the sprinkler lines when they laid cable to Laraine's and never came back to fix it. The cable line is over the sprinkler lines, which is a violation of code.
Financial
UFirst wants us to sign an agreement. Binding arbitration, no class-action lawsuits. We have until July 27th to opt out.
Budget vs. Actuals and Member Summary. Donations for using common house go onto budget line 06750. The amount shown as income under pay-or-play includes money that is owed. Common house gas is over budget. During the pandemic the common house was hardly being used and the water heaters were off, so we may have low-balled the budget this year.
Other Business
Solar panels. RMP gave us a contract for signature that had Cheryl as the customer instead of Wasatch Commons.
Key lockbox. Still have three units that haven't submitted keys.
Pay or Play. $20/hr is out of date; $40 is closer to the current labor rate. Two hours per month has always been incredibly low. The agreement hasn't been revised since 2012. We don't have a list of approved tasks; people get credit for whatever they want to report.
Amending pay or play must be an ACM decision, i.e., by proposal. If we start budget discussions in October it may not be successful to talk about pay or play at the same time. Get discussions started in ACMs sooner. Do an initial report that Management has been discussing it, get people thinking about it. Vinnie will be facilitating the July 12 ACM. Jorge will do the report. Schedule longer discussions for a couple of ACMs.
