Wasatch Commons Condominium Association

Tuesday, October 4, 2022, 6:00-7:00 p.m.

Present: Coleen, Cheryl, Scott, Kay, Mary, Coleen, Linda for a while.

Note-Taker: Kay

Decisions: Large-spend process is active.

Award concrete job to Precision Concrete.  Giving a waiver on the large-spend process because Precision Concrete is the only company we've found that does both grinding and lifting.

Action Items

Mary will do a walk-through with Precision Concrete to select high-priority spots to be fixed.

Kay will download gutter pictures from Mary's camera and get her notes.

Maintenance

C..H. Fridge. Repair person coming Oct 12 to evaluate the fridge.o

Concrete.  Amy's friend who does lifting has moved out of state.

Gutters and Flooding.  Mary took pictures after the recent rainstorm. Kay will download the pictures from Mary's phone and add notes on location and work needed.  Ask the contractor whether he does gutter repairs.

Toilet:  Mary has identified a model of toilet and will be purchasing it.

Large-Spend Process

Selecting a best practice or standard for procurement.  The person getting the bids isn't the one who selects the winning bid, although they can advocate for a preferred vendor.

Put process in effect as it is.  Will revise as we learn more.  It will take time for Management to familiarize themselves, let alone to train the community.

Financials

Coleen will send a letter to the households that are in arrears on pay'r'work.
