Topics: open house, unit 19, roofs, AED, stucco, CC&R changes.

Open House

Robin reported on open house.  Got over $100 in donations for plants.

Several people are interested in Carol's house. There is a letter (on wiki) we send to sellers explaining what they need to tell buyers.  Address it to Carol but give it to Carol's representative.  Jorge has the contact.  Linda is still doing some work as the bookkeeper and can do the questionnaire from the title company.  Vicky has a page with a QR code that provides information on the community.

Fiduciary demurred when asked for a copy of the key, for insurance reasons they said, but it's in our CCR.  A worker drove trailer over the lawn; Jorge talked to them & they said they'd repair anything broken.  They will be doing an estate sale around the end of the month. 

The test for the foundation will require cutting drywall to get to the lagbolts. Wait at least until after estate sale.  Unit needs to be mostly empty for inspection. Vinnie says the house inspector won't be able to tell anything about the foundation; he'll just tell us to get an expert.   Robin is concerned that we are getting the cart before the horse.  Can we wait until there is a new owner?  We're liable for any repairs to the foundation whether the unit is sold or not. A foundation problem will affect the integrity of the structure. 

Vicky has Scott Cowley's contact information and will forward it to Management.  He is happy to tell us more information on the house. She will see if Scott can come tomorrow; Vinnie, Cheryl, & Michael will meet with him.

Roofs

Unit #1, Laura's.  There's a gap between the bottom of the French door and the deck where snow can get in.  Ron Case worked on it under warranty and didn't solve the problem. Just get Roof Doctor? 

Roof Doctor installed a turtle vent on #15 Kerry's porch(?) which is leaking.  Kerry will have Roof Doctor remove her cooler and patch the opening.

Alex had Roof Doctor come do an estimate for closing her swamp cooler opening.  They pointed out some issues.  The south-facing shingles are not in good condition especially for having been replaced less than 10 years ago(?).

Records on the roofs aren't easy to access because they are scattered -- invoices with the bookkeeper (or lost), some in the binders from John Garrison and Joe, minutes, emails.  We don't have a map showing which sections of roof were done when.  All the roofs have been redone since construction, but piecemeal over a period of years.

Swamp Coolers

Coleman & Natalia will open swamp coolers for $140 each.

AED

The AED Ben found online is the same one as Joe was looking at, Zoel AED Plus Semi-Automatic but costs less. $250 coupon. $1771, free shipping. $1910 with cabinet. Is there someplace we can order it locally?  Emily can call medical supply stores.  In the budget discussions the AED was specifically mentioned for fund-raising; there should be discussions on what to use any money raised after the AED is purchased.  Ben will look for refurbished units and run them past Emily. Concerns are pads, software, battery life.  If he doesn't find a satisfactory refurbished one he'll get the new one.

Stucco

Of the contractors Vinnie has contacted, seven said they don't work with HOAs and five were no shows.  Others said they don't work in Salt Lake.

CC&R Changes

Storage.  Clarify getting approval on sheds.  Put general language in CC&R and details in Rules & Regulations.

Add to Table of Maintenance Responsibilities

  • Owner is responsible for deck railing & its painting. 
  • HOA is responsible for outside door & window trim.
  • Owners are responsible for pests/critters and for maintaining the netting to keep them out of the attic. 

Calk gaps in galvanized metal caps on deck half walls and porch windows.

InsuranceRequire unit owners to have an HO6 policy.  Cannot self-insure. Require earthquake insurance? Community earthquake deductible is 20%? of price of building; owner must be able to cover it.

Put amount community can charge for non-participation in R&R.

More flexibility about letting people on Management who aren't "owners" (name must be on deed). OTOH maybe don't want everyone on Management to be renters.   Require at least three to be owners?

Rules & Regulations, not CCR:  Plants attached to outside walls complicate repairing stucco.  Bushes and plants touching stucco keep it damp.

0.5% of sales price investment fee.  Attorney said it is not common ("not a good look") to have both investment & transfer fee.

Requiring inspection of unoccupied units puts requirements on us.

Lawyer would have to do more research on whether we can have regulations about not occupying a unit. Maybe not worth it. Have had two instances, Franny #7 and Thomas & Isabella #4; have/had good relations with both.

Butler has someone who can help with QuickBooks but charges $180/hour.
