Action Items
- Scott will see if he can fix Carol's back hose bib.
- Scott will send Vinnie information on tree contractors.
- Scott will work on getting formal bids from the stump grinding companies.
New Member. Vinnie Mazzone will be taking Coleen's position on Management and finishing her term.
Bib. Carol reported that the bib on her back porch is leaking down the stucco. Water is running down the stucco. The bib is the unit owner's responsibility, but if the fix is simple someone could do it with her paying for the parts.. It probably just needs the faucet part replaced. Scott will look at it.
Trees. Vinnie will get bids to remove the tree that is too close to his unit.
Use chemicals to break down the stump from the tree that is half on Hans's property, behind Scott & Marina's.
Bookkeeper. Our experience with outside bookkeepers is that it doesn't save work. Two residents the Jorge approached said they weren't interested.
Paint, Warranty. Vinnie met with Unforgettable Coatings. They still plan to honor their warranty. There are boards that need replacing now that were okay when they painted them.
Fascia. Vinnie's experience with plastic fascia is that in severe weather it can warp, such as up at Park City. It might be fine in the valley.
Playground. If we keep the uprights, the community will need to do the work ourselves. Vinnie will help Renae get pricing for materials to write a proposal. The goal is to get the playground to a condition it can serve for another five to ten years. Meanwhile we should get the playground added to the reserve,
Solar. Still waiting for RMP to be available to come with Gardner to turn on the panels. Meanwhile we are getting $250/month electrical bills ever since they unbundled the two meters. If they had waited to unbundle the meters until the new panels were on, the east panels would have covered the entire bill. Contact RMP to ask if they will waive the bills or at least part.
Keybox. Five households don't have a key in the box yet. Natalia has a keypad. Maybe ask her (and anyone with a similar lock) to provide the code in a sealed envelope for the lockbox.
Insurance. Cheryl will call AmFam to reschedule the meeting with the new owner, Justin Hirschi.
