If we can't get consensus on the budget Ben wants to vote. Double-check the CCR on quorum needed.

Insurance. Travellers said they "found pictures on your website" showing grills on decks, and they want us to add a rule against them to our CCR. Ben wonders if the pictures are from the similarly named apartments in Heber.  If the quote is more than a thousand cheaper Ben will take it to American Family to see if they can match it; less than that it isn't worth switching.

Snow Plowing. If it snows even twice it will be cheaper to use Salt Lake Lawns with their monthly minimum, so Ben has paid them.

Book-Keeping

Jorge sent an email of the numbers for this year.  $7K income from donations. Every expense category except insurance was below the budget, insurance significantly above.

One of the tabs on the budget spreadsheet has projected reserve expenditures. Spent nearly $50K from the reserve and ended the year breaking about even with deposits. 

The planned reserve expenses don't include patching the foundation on Chelsea's unit, and we don't yet know how much it will cost to fix #1/2's leak, since we aren't sure we've identified it. 

Water collection pan under east furnace is getting close to failing, which would result in water damage.

Mountain America was sending a physical check to UFirst and charging our account immediately, and it would take a week to appear in the UFirst account.  Jorge will investigate quicker/faster of making the transfer so we aren't losing 12 weeks interest every year.

Rachel will attend ACM on the 26th, maybe by Zoom. Communicating by email is probably cheaper than by phone, since she charges by the hour.  She thinks she has a way to set up the pay-or-play accounting in QuickBooks so it won't be a lot of work, and Ben will try it out. He'd like to do statements every month for both the guest rooms and pay-or-play. Kerry is asking people to note on the calendar how payment is being handled.
