Action Items

Insurance Deductible
Insurance agent sent us the premium numbers for changes in our deductible. Our current deductible is $10K, the premium is $27,506.96. Our current policy ends in November. We should make a decision before that. Can we make such a change during a period, not just at renewal?
Is this a decision Management can make or does it need to go to the community? Kay judges it's a Management decision. A good idea would be to announce at an ACM that we are discussing it and ask for anyone with concerns to talk to us. All owners will need to check their own insurance to be sure it can cover an increased deductible.
Budget
There isn't (currently) a form to fill out for budget requests. Might create one (spreadsheet) to get committees to give us the level of information we want.
Carol's Foundation
Engineer said we should check whether the footers for Carol's foundation are below the frostline. Top should be below 36". Suggested we should do a notice on the title to give future owners saying the association isn't responsible for defects due to improper construction. Because a contractor can't warranty that more cracks won't occur, they won't attempt repairs; any fix would be cosmetic, putting a coat of stucco over the concrete.
Gutter
Have one estimate; two more vendors are coming this week. Roof Doctor says they can calculate the measurements of how much gutter we have. There are rotted fascia boards that need replacing; may want to cover them with aluminum rather than just paint.
Stucco
Jorge & Vinnie got estimates. Vinnie was planning to do the patches himself. Robin called three separate vendors who all suggested that we paint. They would use silicone caulk on >1/8" cracks, then primer, elastomeric paint, which would take care of the hairline cracks. $4500 just for the common house. $15K allocated in reserve this year. We have fifteen buildings; doing three a year it would take five years and there wouldn't be money for much else. 25-year warranty on the paint.
Furnace
While we are juggling so many other things, it may make better sense to keep it simple by replacing the furnace with another furnace rather than rewiring and putting in wall heaters.
Sprinkler Repairs
Gardner still isn't calling Cheryl back or answering her emails regarding the repairs to the damaged sprinklers.
Follow-Ups
Check was issued to Roof Doctor for unit 25 work.
Jorge spoke to Myste last week. She plans to move October 2. Where she's moving won't be ready before then.
Attorney will be $450 per hour, so we want to know exactly what we want to ask.
