Decision:  Allow Chelsea to occupy #19 with her parents being the owners.

Action Items

Unit #19

David & Theresa are interested in purchasing #19 for their daughter Chelsea. They won't be living here.  Approved a waiver of rule requiring an owner to live in a unit at least two years before renting. (Technically speaking she won't be renting.)

Common House Locks

Glenn's Keys are scheduled to be here between 9:00 and noon on Thursday to look at building and discuss locks, keypads, smart locks.  Estimate $565 to change lock cylinders & give us two copies for each unit.  Seven locks to be changed.

If person who had c.h. keys got them from a previous resident he could also have gotten workshop keys.  The workshop only has one door to rekey.

Smart Locks. At least three times the cost of rekeying & making keys.  Some have fingerprint sensors but can only store 20 prints.  Some can store large number of codes. Some can report over phone whether all doors are locked.

Keypads, Smart or Not.  Could do forty or fifty individual codes, & remove an individual code when someone moves, or one code for entire community & change it when someone moves out. Single code would mean learning a new code a couple of times a year.  Some people might have difficulty remembering their individual code.

Doors that don't open from outside.  Could put locks on some doors that don't have keys, e.g., a latch that locks as it closes .  On double doors could have a deadbolt with a thumb latch inside & no key; have to exit by a different door.

Pay or Play

Should be giving people invoices every month if they haven't reported hours.  Could allow people to appeal the invoice & report hours late if billing every month.

Roof Repairs

Chris coming Wednesday the 11th. Wants all decks off then. Ben okayed replacing end caps on 16 & 22 which Roof Dr said were needed. 

#19 Anchor Bolt Testing

Ben & Kerry will meet person Thursday 8 a.m. to test east exterior wall.

Schedule

Next meeting is Sept 15. Need to present a draft budget Sept 22 ACM.  Ben will be gone for October 1st meeting.  Evaluate if can skip meeting or meet without him.

TreeUtah truck was taken from the lot today.
