Topics:  unit keys in lockbox, leaking roofs #2 & #17, heaters instead of furnace, lawns for condos

Action Items

Jorge will purchase the parts that Vinnie requested for the Kenmore dryer, using the Spark card.

Kay will check which lock on Carol's door the key she has opens.

Maintenance

Kellie now has two leaks in her roof, and Vinnie's is also leaking. (Both stacked units.) It will significantly reduce the labor costs if they can remove the deck boards beforehand.  Scott has the names of the three companies who did bids for the east fourplex. Do we need to get new bids?  Roof Doctor said $1100 to fix Kellie's.  Replacing the membranes last year was $1500.  Should we just have the membrane done?

Vicky suggested getting some wall heaters for the rooms heated by the furnace that is having problems. Probably cheaper than replacing the furnace.  Guest room would only need the heaters on when used.

Other Business

Jorge has a Spark card with his own name on(!).

For lawn/irrigation rules, look for 2022 changes in condo laws rather than HOA laws.  Would it be worthwhile meeting with someone from our attorney's office to review recent changes in condo laws and make suggestions for what we should be working on?

Coleen made a spreadsheet of which units the lockbox has keys for, which the key didn't work, and which don't have a key.  Carol's unit has a deadbolt and a knob lock which are different, and the box only has one key.  Kay has a key for Carol's; check if it is the deadbolt or knob.

Jorge will be away for the next meeting.  Revert to 6:30 meeting times.
