Action Items
- Scott will find playground contractors to send a list of Renae/Laura/Coleen.
- Parents will ask children's schools who did their playgrounds.
- Ben will run the numbers to see how much the fees would need to increase if we add the playground,
- Ben will check with Justin how much the insurance premium will be.
- Scott will get estimates for snow removal.
Budget
It looks currently like we will need an increase in fees of about 10% in order to increase our deposit to the reserve and let committees have a little money, even before we consider a playground. Funding all the committees would be more like 20%.
Operating Budget Float. The checking account has about $51K excess. The insurance premium this month will take it down to about $36K. It would be helpful to know how much so we know how much is actually excess.
Safety and Security budget request. Need much more information about what would be done before the fire remediation is funded.
Renae and Mary (current & retired nurses) both think we need people who have CPR training before we get an automatic defibrillator.
Playground & Reserve
Adding the south playground to the reserve {replacing it next year and replacing it again in 25 years) will increase the reserve amount required.
The playground wasn't previously in the reserve, possibly because it was something we built ourselves.
We currently have about $100K in the reserve and it should be about $270K.
Solar Panels
Gardner has dug a trench from the carport to the common house to lay lines. They are having trouble getting under the sidewalk. If they can't they will need to cut the sidewalk, which would decrease our refund slightly. Currently our refund will be somewhere in the neighborhood of $9K.
Leaks
Lynda has had a leak of some kind. Roof Doctor looked at the roof and doesn't find anything wrong. Cheryl has had a similar issue in her furnace room; a contractor told her it's condensation from her AC, but she isn't using her AC and the leak is continuing. #7 had problems with the shower upstairs, and Jorge and Robyn had to get work done.
Paint
The guy from Unforgettable Coatings came. Scott told him we need the warranty work done before we give him a new contract to repair door jambs and window frames.
Snow Removal
Coleen is willing to be the point person to deal with the snow removal person, but doesn't want to be the one who finds a snow removal person. Scott will get estimates. Prefer to have the contractor come without being called, any time there is 2" or more.
