Management minutes, Tuesday April 4, 2023, 6:30-8:00 p.m.

Action Items

  • Cheryl will contact Ron Case about split in #1’s deck membrane.
  • Cheryl will contact Gardner Engineering re why panels aren’t hooked up.
  • Coleen will show Joe how to manage the pay or play reporting and billing. 
  • Coleen will call city about letter on low-income covenant.
  • Coleen will email community about needing a volunteer to be the bookkeeper, replacing Linda, and a replacement for herself on Management.

Follow Ups

Taxes. Joe and Jorge got 2022 taxes done. Owed ~$100. Linda prepared a check which Jorge signed and it’s been mailed.

Keybox.  Added Cheryl’s and Kellie’s keys to the lock box.  Kay will provide a key for their unit.

Membrane Roofs and Railings.  Estimate for sealing Kellie’s railing into the stucco was $300; three units was $550 (Kellie, Mary/Kay, Coleen/Beth).  Mary wants to work on hers herself.

#1’s deck membrane should still be under warrantee.  Someone told Cheryl they think Case of Ron Case Roofing has retired, but company still seems to exist.

Solar panels and electrical bill.  Apparently the west solar panels aren’t hooked up yet.  We have gotten two monthly bills for $280 since they disaggregated the two power bills.  Linda prepared a report of all the electric bills from 1999. 

Pay or Play.  Ask Maintenance Committee to come up with monthly lists to post for pay-or-play suggestions. Joe may be willing to manage pay or play.

Waste/Recycling. Up to date on invoices for glass recycling.

Low Income. Letter from Salt Lake County about mandatory financial reporting for properties subject to a low-income covenant. What covenant? Crown ended ~2014, although final wrap-up took a couple of years. 

Guest room donations.  A system that charges a small percentage per transaction might work better for us than a monthly charge.

Replacement for Coleen.  The procedure for a replacement person is that Management selects someone to finish the term. Put it on agenda to discuss who to ask.

Solar Panels.  One of the plum trees in the east carport orchard has a branch rubbing a solar panel on the carport.  Mary will talk to Landscaping.
