Decision: If residents would like an adjustment or exception for their Pay or Work obligations, please attend a management meeting. Authorized Mary to hire Scott Dixon to trim trees. Authorized Mary to watch for a sale and buy a hedge trimmer that will use the same battery as our other equipment.

Action Items
Coleen will ask Beth to get additional fridge repair bids.
Mary will print the toilet rebate form.
Kay will change the battery on the inner office door.
Ben will talk to someone on the Tree Committee to let them know Mgt is proceeding with tree trimming that has become urgent since last year’s evaluation.
Scott will call a Maintenance Committee meeting.
Unassigned - apply for low-water-use rebate on new toilet.
Common House wifi is down.
Maintenance
Fridge repairperson says repair will be $3K. Need multiple bids if at that price. Vinnie said he could keep an ear out for a used fridge from a restaurant that is upgrading theirs. Mary checked the store someone suggested. They are selling new appliances but at a discount.
Toilet for Upstairs Bath. There’s a rebate for low water use toilets that should be applied for.
Fire place. Scott called Absolute Heating & Air about the fireplace. He may be able to get it done free.
Concrete work. Done. They drilled into a valve box that was totally buried and damaged something. Scott will get someone out to look at it.
Paint Warrantee Work. Sean of Unforgettable Coatings just responded to us. Hadn’t heard from him since he did the warrantee walk-through.
Gutters. Cheryl & Meagan agreed to run a work party to clean gutters.
Smoke Detectors. Several smoke detectors need to be replaced. Mary can do the rewiring but wants someone to help with the ladder. Ben has a smoke detector that he can donate.
AED. Safety & Security is looking at an AED. Do the good Samaritan laws require CPR training? Would Safety & Security pay from their budget to get some people CPR training?
Financials
Reserve/Roofs. The company doing the reserve study would like an idea of which roofs were done when. Chris Olson of Roof Doctor sent copies of their contracts on our roof work. While they say which units were worked on, they don’t say which roof segments.
Insurance. Am Fam is no longer offering some policies we have and is offering different ones. None of us know enough to evaluate insurance policies, and Scott Hirschi isn’t an independent broker (works mostly for Am Fam). Scott will get recommendations on insurance brokers.
Pay or Play. Coleen sent out bills for pay or play.
Someone whose (now ex-) room-mate wasn’t doing work or paying for pay or play for several months asked about swapping payment for a reimbursement she is owed. That isn’t good accounting practice; transactions need to be kept separate. Management’s inclination is that forgiving the last month when a room-mate leaves may be okay, several months maybe not, but Management could discuss the matter with the owner.
If residents have a concern about their pay or play payments, they should come to a Management meeting.
Conflict Budget. Do a budget line for an outside facilitator for conflict mediation. Let Conflict Support Committee decide if they will pay for the entire cost or ask for the principals to pay part. Coleen knows of two mediators that both charge $160/hour.
