Topic: Unit 20 mini-split system installation

Present: Jorge, Kay (notes), Kerry, Ben, Cheryl

Special meeting to discuss work on Alex's unit 20.  9:00 to 9:30 p.m., common house upstairs sitting area.

Alex is having a heating/cooling system installed in Unit 20, a "mini-split system". The main unit is outside, with three lines going to and into the house.  Mostly the lines are low to the ground along the foundation.  They'll look somewhat like downspouts as they run up the wall.

Should there be a need to remove the ducts in the future that is the owner's responsibility.

The swamp cooler has been removed. It's Alex's responsibility to see that the swamp cooler hole is capped, and if it leaks any damage is her responsibility.  Suggest to her to have Roof Doctor inspect it afterwards.

Holes through the wall need to be water proofed.  If the installation creates cracks in the stucco, those are her and the contractor's responsibility.

Stipulations

Ben will write an email to Alex and copy Management.

  • Make sure holes in stucco are waterproof.
  • Repair of stucco cracks are owner's responsibility.
  • Make sure swamp cooler opening in roof is capped and waterproof.
  • Encourage having inspection by Roof Doctor.
  • Removal of lines is owner's responsibility.

At next ACM remind everyone that any work that goes through the envelope of the building must be approved by Management in writing.
