Decisions: Changes to reserve analysis draft:
Include in reserve analysis
- replacement of east carport panels but not

Reserve Analysis
Requested some items be added.
- Include tree work in reserve so it is steadily funded. Instead of the operating budget, deposit to reserve will be increased, so it's a wash.
- The last study left out the underdeck membrane roof.
Still need to request some additions.
- Cost of replacing c.h. & workshop swamp coolers.
- Replacing dumpster enclosures.

- Oiling trestlewood beams -- we do this ourselves.
- Replacing (all) solar panels.
Do we plan on replacing all the solar panels? We currently have a lot(!) more electrical production than we use. We may replace some c.h. gas appliances with electric, and residents are likely to get more electric vehicles, but enough to use all of it? The estimate to replace with west carport panels is $374K in 30 years. Decision: Include replacement of east carport panels but not west carport panels.
We need to consider whether we will want to replace swamp coolers with heat pumps or air conditioning.
Analyst is recommending that reserve deposits more than double. It would be 80% of our entire operating budget.
Current study estimates 12 years life on parking lots. Eccles told us last year that if we stick to a maintenance schedule we may get 20 years. Decision: Adjust reserve estimate to twenty years.
Vinnie is donating a washer and dryer, so we won't need to buy them. Electrolux, which is a European model; model discontinued but parts still available. Vinnie recommends that we get extras of certain parts like latches while they are still available.
Estimate of fridge life was three years; needs replacing now (in new year).
Extend estimate for replacing carpets to 2025.
Extend estimate for replacing furnaces and hot water heater to 2025. Get furnaces and water heaters serviced. Clean combustion chamber. Scott will have his contact service the furnaces.
Mitigation work in kitchen still hasn't been invoiced. Mitigation work was supposed to include taking down light fixtures and repainting entire ceiling, which didn't happen (cobweb proof).
Fridge
Vinnie will source a new fridge. Asking about what specs we need. Multiple people agree we need an ice maker; could get a separate ice maker.
Models that will fit the space (48" wide) well are in the neighborhood of $9 grand. Smaller will be cheaper. Commercial is $10 grand. Need to consider how much ventilation space the fridge needs. Glass shelves will be easier to keep clean since spills are confined to a single shelf.
Budget
Nine committees submitted budget requests.
- Parents want to work on south playground. North playground doesn't work well for larger kids. Look into commercial quality. Should be part of the reserve.
- Budget request to move gate of dog run to other end to make getting lawn mower in/out easier.
- Celebrations $400
- North field ~ $400 seeds and equipment.
- Safety & Security. Want an AED. Eight cameras for walkway (may be controversial). $5K for "phase one fire mitigation"(?). [This was clarified at ACM: fire expert's estimate for labor of weedwhacking dead grasses anmd trimming trees and bushes for fire safety.]
- $500 dining room refresh.
- Welcoming $150
