Present: Cheryl, Kay (notes), Mary, Coleen, Linda, Vinnie (8:15)
Coleen and Joe will do the next two months pay or play together, then Joe will take over. Committee okayed him having the password for the gmail account.
Coleen left a message but hasn't been called back regarding the low-income covenant.
Playground
Renae would like an idea of what price range she can be looking at for playground equipment, before she does serious looking. A residential size set would probably be big enough; don't need a large commercial set.
Kay's recollection is that we decided against raising the reserve enough to cover replacing the playground.
Removing the structure will put out toxic dust; the poles are probably treated with either creosote or penta. The poles are set in concrete. There is also a ring of concrete where the short palisade was; that is underground and has had grass grow over it; it could maybe be left where it is for now.
Free sets don't last long on KSL. Need a small group who can make a decision quick, and then people who can go dismantle it and bring it. If the old structure isn't gone yet we could store the other for a while.
Vinnie's friend thinks renting equipment to take down (demo equipment and a dump trailer) would cost around $800. He's around until August.
Deck Leak
Ron Case Roofing came. They said it wasn't warrantee work but they would do it out of good will. There was a hole in the trim along the door. They put a 1/4 inch spacer to remedy the situation with the railing.
The trim around Kellie's sliding door is warped, and there is drywall damage. Vinnie is less concerned about the damage in #17 than about the possibility of mold.
Maintenance etc.
Paint. Unforgettable Coatings is not answering Scott's phone calls.
Solar Panels. RMP told Cheryl they did an initial inspection and we are in the queue for the transformer to be installed. They said four weeks, which is up May 4. Cheryl will get in their face if it hasn't happened by then.
Equipment
Vinnie is recommending purchase of several pieces of equipment that he anticipates will pay for itself.
$1800 left in Maintenance budget.
- Sewer camera pipe inspection camera $899.
- Wet/dry vac.
- Power tool set $400, Makita.
- Electric chain saw, Ego $299, 16" brushless cordless.

Air gun $299, set comes with attachments for nail gun, staple gun. Can take a paint spraying attachment.
Could use sewer camera for both our sewers and our drain system. Small enough to fit through the drain clean-out in units. Sends out a sonar pulse underground so you can mark the ground right above it. It would let us know exactly where a problem is to minimize the amount of necessary digging. Vinnie has used Vevor brand before. He will find prices of several others for comparison.
Need an area in the garage where things can be locked up so they (1) don't sprout legs, (2) get used and damaged by people who don't know how, or (3) injure someone. Only Maintenance would have keys. Could pull out toilet and use that space (only have a toilet because it was Tim's work place). Locking cages are often available at NPS. Until we have a cage installed they could stay in Vinnie's storage unit on Redwood.
If the community owned a trailer we wouldn't have to pay for hauling or wait until someone's is available.
