Action Items

Kay will check binders for paint chips for carport trim.

Coleen will email the community asking for volunteers to do bookkeeping and to track pay-or-play.

Followups

Am Fam sent us a check, which has been deposited, and we are supposed to pay Balfour.

Linda got the state registry updated.  Need to have her show us how to log in.

Snowplow auto pay is set up.  Spark card is given to Jorge.  Autodeposit to reserve updated.  Cohousing partnership paid.  Cheryl added the minutes to the wiki from the meeting Kay wasn't at.

Solar

We received an electrical bill for $200.  Ben is checking with his contacts about it.  He thinks possibly RMP split the meters, so the credit for the east panels doesn't apply to the common house meter, but Gardner doesn't have the west solar panels working yet.  Gardner says they don't need us to set up a network account for the panels.

Conservation Easement

It's long enough since the conservation easement was discussed that a lot of residents don't know anything about it.  It was handed to an ad hoc committee to look into and work with Hans's attorney and never brought back for a community decision.  Hans is getting going on the project again.  We should review the details and bring the new residents up to speed.

Absolute Air checked the furnace this morning. 1997 Bryant 90% high-efficiency furnace.  The furnace is in an unheated space, which means the water it generates can freeze.  They suggest replacing it with an 80% efficient furnace that doesn't produce water.  Faulty inducer assembly not allowing switch to close.  Blower motor leaking oil from bearings. Pump sitting on sheet-rock. Estimate $2,250 to repair.  New furnace $6,000 to $7,000.  Electric furnaces aren't as efficient but we have extra electricity, or will once the east panels are running.
