Present: Cheryl, Scott, Kay (notes), Mary, Vinnie, Jorge, Linda
Decision: Since the furnace is working, don't replace it immediately.
Schedule: The next Management meeting will be at 7:00 to accommodate Jorge's schedule. He will be out of town the first management meeting in April.
Action Items
Scott will look for the law on amount of lawn.
Jorge will work with Linda on getting her view-only access to UFirst plus online check deposit for Mountain America. He has online access to UFirst.
Linda will do a statement on #5 and give it to Jorge for his follow-up.
Scott will talk to Hans about whether we need to reactivate the community's conservation easement ad hoc.
Maintenance
Furnace. Vinnie will see if he can modify the condensate drain on the furnace so it doesn't back up.
The low bid is for a Trane furnace, which is a good brand. 95% efficient. It's about $8K MSRP. The property managers Scott knows use him. Willis Quesada got the furnace running; he's also the person who repaired the fireplace.
Leak Unit #2. (Kellie's) Roof Doctor says there is a split in the membrane of #1's deck, which is causing a leak along the beam below the upstairs deck door. The south units cost $1500 to replace the membrane; Roof Doctor is quoting us $900 to do the repair. Do we need to use the large-spend process? Can't know exact problem until get the boards above and drywall below off.
Flooding. Do we need to worry about flooding here? Should we be working on a plan? The risk largely depends on how the city handles the water. The canal is up to the bridge. We've never had a flood where water came onto the property. We've had a unit flooded because a gutter drained onto #17's patio; Nancy (then #17 owner) lowered the grading around that unit.
Financial
Linda used to have online view access to UFCU/UFirst, but when they updated their computer system that went away. Mountain America hasn't been able to figure out how to give Linda the ability to deposit checks online. About eight people pay by check, either one they write or one the bank sends; the rest pay electronically.
