Decision: Let Eliza's Dad look at our books and offer advice.
Note: First meeting of month was cancelled.

Jorge will give Roof Doctor the green light.
Q. for lawyer: Hans is trading Mary & Kay using the garage & keeping the llamas on the field in return for Mary maintaining the landscaping. How do we handle allowing Mary & Kay to continue using community water for the llamas and field until the field is eventually turned over to Wasatch Gardens (or whoever), without creating an easement?
Jorge will install SIM card of Venmo phone.
Cheryl will email request for volunteer book-keeping.
Jorge will talk to his accountant, ask if he does HOA book-keeping.

Ben will pay the Cohousing Association membership.
We have a community phone to use for Venmo. $5/month, autopay on Spark card. Sparkly pink case. Limit access to Venmo account to Management (change password yearly).
Jorge did a cash deposit for items sold on community's behalf.
Items to Consider for CCR Review
Amending CCR requires two-thirds of all owners.
Add: Owner is responsible for deck railing and painting. Association is responsible for door and window trim on outside. Association is responsible for mesh blocking attic openings.
Pay or Play: Currently the CCR says we can charge three times minimum wage. Not nearly enough to pay for work.
Can we require owners to have an HO6 policy? What about owners who want to self-insure, require a $25K bond?
Currently to be on Management, person's name must be on the deed . Would we want to allow election of a spouse or partner? Lots of details that would need to be worked out. Do we require them to be married to an owner? What if a non-owner management member moves out?
Stucco painting or patching requires removal of vines. Currently CCR does not disallow vegetation that attaches. Common for HOAs to disallow vines, especially English ivy which roots into stucco or mortar.
Unit 23 Deck Door
Ask Cyd to look for something similar and give us the information on what she selects (picture and specs).
She has had critters in her attic. Owner is responsible for pest control. Mesh blocking critter access to attic has been compromised.
Book-Keeping
Ben is having trouble finding time to do the book-keeping and learning QuickBooks better. Look again at hiring. Would a book-keeper cost less than a management company? Butler was $150/hr for an audit, ~$350/month.
Eliza's Dad has run HOAs in the Park City area. He is considering working as a consultant part-time in retirement. He would be willing to look over our books for free. He would need to see our books, budgets, and CCR. Okay? Yes.
