how is a survey map different from a plat map in the context of HOAs

A plat map shows the legal boundaries, dimensions, and layout of a subdivision. A survey map shows the actual, measured placement of structures (fences, houses) on a specific lot. HOA boards use plats for general development, while needing surveys to verify individual improvement setbacks or encroaching fences, ensuring compliance with HOA guidelines. 

Key Differences in the Context of HOAs:
Content:
    • Plat Map: A public record showing lot numbers, subdivision boundaries, easements, and overall layout of the neighborhood.
    • Survey Map: A detailed, personal drawing by a licensed surveyor highlighting physical features on a specific lot (e.g., driveway, patio, fence) relative to property lines.
  • Purpose:
    • Plat Map: Used by HOAs to define the overall community, common areas, and utility easements.
    • Survey Map: Often required by the Architectural Review Committee (ARC) before approving home improvements (e.g., fence, shed, deck) to ensure they do not exceed setbacks or encroach on neighbors.
  • Scope:
    • Plat Map: Often covers multiple lots, blocks, or an entire development.
    • Survey Map: Focuses on a single, specific property.
  • Accuracy:
    • Plat Map: Shows recorded dimensions.
    • Survey Map: Shows actual on-the-ground measurements, which may differ from the recorded plat due to building errors or land movement. 
In short, the plat map establishes the neighborhood structure, while the survey map verifies that your specific property usage follows the covenants and bylaws established for that structure.
